DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Fire rated sealant in Mount Florida, done properly

Filling a fire-stopping gap with standard silicone or caulk doesn’t make it fire-rated. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. We’re often asked to deal with fire stopping disturbed by later work and unsealed gaps around fire door frames, on linear gaps, plasterboard & masonry and door frames.

Scotland has its own building regulations, with their own technical handbooks. In Mount Florida, as anywhere, fire-rated sealant goes in to the product’s tested details and washroom sealant is chosen to cope with heavy use.

Whatever the size of the job, you get the same one-year guarantee in Mount Florida and across Glasgow.

Why it’s worth doing now in Mount Florida

Fire-rated sealants are less forgiving than ordinary ones. How it’s installed changes how it performs, so we follow the maker’s details on every gap. Private landlords in Mount Florida must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

The process

Before we leave, we go over the finished joints with you. The visit itself usually takes from a few hours to a few days, depending on the number of gaps and the access, depending on the amount of work. In a city area like Mount Florida, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Advice

Aftercare tips

After the cure time, these simple habits help:

  • Look in service cupboards and ceiling voids from time to time
  • Plan fire stopping into any work that goes through walls or floors
  • Never patch a fire seal with standard sealant
  • Check whether a sealant can be painted before decorating over it

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded so you can show it was dealt with.

How the job changes by surface

Flats and HMOs

Converted houses often have gaps around old and new services. The gaps on your list are sealed with a fire-rated product.

Linear gaps

Gaps along the top of partitions are easy to miss above a ceiling. We work along the whole run leaving no stretch unsealed.

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments. Mount Florida has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

If you look after a building such as Holyrood Secondary School, gaps opened by contractors for new cabling are a common finding in schools and offices. When it is not the sealant

We will always be straight with you, so here’s what sealant cannot fix:

  • Openings too large for sealant, which need batts, boards or another system
  • Walls or floors that weren’t built to resist fire
  • Issuing a fire rating or certificate for a building

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
