Window Mastic in Mount Florida
Problem with your window and door frames in Mount Florida? We remove the old material, prepare the joints and seal them properly.
- Gaps between the frame and the inside reveal
- Cracked sealant at the sill ends
- Mastic that has split away from the wall
About our window mastic in Mount Florida
Around Mount Florida we seal all kinds of frames: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. If you have black, perished sealant on frames and water coming in at the bottom corners of a door, we can help, on uPVC windows, composite doors and aluminium frames alike.
Older stone-built tenements in Scotland’s cities were built with sash and case windows, though many have since been replaced. In Mount Florida, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.
You get a 12-month guarantee, the same in Mount Florida as everywhere else we work.

Landlord and commercial work in Mount Florida
We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
When it is not the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Damp problems in the wall away from the window
- A failed sealed unit that has misted up
- A sash or casement that won’t close properly
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.
What we seal
- uPVC windows
- Window sills
- Timber windows & doors
- Aluminium frames
- Patio & French doors

Can I do it myself?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What we do, step by step
The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take most of a day for a typical house, less for a few frames. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Mount Florida, tell us the floor, how the door entry system works and where we can park nearby.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
How to prepare
- Mention any parking rules near the property
- On commercial sites, let us know about site rules
- Let us know if you’ve seen damp or leaks

Advice
Aftercare tips
Good habits help new joints last longer. A few tips:
- Check the mastic once a year
- Wipe condensation off the frames
- Avoid blasting the frames with a pressure washer
- Keep paint and stain on wooden frames in good order
Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
FAQs for Mount Florida
How do repairs to the shared parts of a tenement in Mount Florida get organised?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 covers the common parts where the deeds don’t.
Do you work for landlords with property near Mount Florida station?
Yes. We work for landlords and letting agents as well as householders. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Is the new sealant paintable?
Silicone generally will not take paint. Let us know beforehand, and we will use a paintable product where it suits.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. We cover Mount Florida and the rest of Glasgow, along with the rest of our area.
Can you do upstairs windows?
Yes, where they can be reached safely. Tell us about access when you get in touch so we can plan the job.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
What the job involves on each surface
Window sills
Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.
Aluminium frames
Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour suits the frame.
What affects the quote in Mount Florida
Your quote is based on your job. We look at:
- The type of sealant required
- How much there is to do
- Whether there’s mould to deal with
- Whether the work is at height
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.
Helping us quote
Photos help, but a description is a good start. Please mention:
- Whether it’s a home or a business
- How many joints, rooms or windows are involved
- Where the property is
- Any previous sealing or DIY work
Need a quote? Please send an email to info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.
What else we do in Mount Florida
Window mastic in Mount Florida: local notes
The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Glasgow’s tenements are largely red and blond sandstone, and porous sandstone needs a sealant that will not mark it.
Historic houses such as Pollok House, about 2.4 miles west, show how far back building around Mount Florida goes, and older homes nearby need a sealant that suits their walls. For site and facilities teams at buildings such as Holyrood Secondary School, its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Mount Florida station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.
