Window mastic for homes and businesses in Woodlands

Whether it’s one leaking patio door or every frame on the house, you will get a clear quote before any work starts. Just drop us a line at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached for window mastic in Woodlands. We work on aluminium frames, uPVC windows and patio & French doors, and people most often call us about cracked sealant at the sill ends and mastic that’s falling out in pieces.

Tenement flats in Scotland’s cities often have windows high above the street, so the mastic outside can go unchecked for years. For a flat in Woodlands, access is the first thing to plan.

You’re covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Woodlands questions

I let a flat near Charing Cross (Glasgow) station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is Woodlands in your area for window mastic?

Yes, Woodlands is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and you’ll get one quote.

Can you reach windows above the ground floor?

Usually, yes. Access is planned before work begins, so mention the height and anything in the way.

Can I paint over the new sealant?

It depends on the sealant. Some hybrid sealants can be painted; silicone can’t. Mention any painting plans before work begins.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Make sure the drainage slots are not blocked
  • Keep paint off silicone joints
  • Keep timber frames painted
  • Keep jet washers away from the mastic

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

When something else is needed

A few problems are outside what sealant work can do:

  • A door that needs adjusting, rehanging or new seals
  • Damp problems in the wall away from the window
  • A frame that has rotted at the joint

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Woodlands homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Woodlands is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.

For an older house near a landmark such as St Silas' English Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Rented homes near Charing Cross (Glasgow) station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

What the job involves on each surface

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

Patio & French doors

Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that, where a rigid one would crack.

The process

We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for a handful of frames, longer for a whole house. For a tenement in Woodlands, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Signs you need window mastic in Woodlands

Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. If the sealant cannot stretch, it splits.

It’s worth asking for a quote if you see:

  • Draughts coming in around windows and doors
  • Gaps left after new windows were fitted
  • Draughty joints inside around the window
  • Old mastic that has gone black or come away

For site and facilities teams at buildings such as College of Piping, larger buildings have plenty of frames, and the mastic around each one ages.

Questions to ask before booking

  • How much experience the applicator has
  • Whether they’re fully insured
  • Is the old sealant removed completely?
  • How hidden problems are handled
