Window Mastic in Kelvingrove
Window mastic across Kelvingrove and nearby, with old sealant always removed completely.
- Cracked internal joints between frame and plaster
- Mastic that is falling out in pieces
- Hard, cracked sealant around windows
How we handle window mastic in Kelvingrove
There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. Common call-outs are for black, perished sealant on frames and leaking joints at the ends of sills, across aluminium frames, window sills and patio & French doors.
In a Scottish city, many flats have windows two, three or four floors up, where failing mastic is easy to miss. Access is the first thing to plan for a job in Kelvingrove, and in a tenement the outside of the building may be a shared repair.
You get a one-year guarantee, the same in Kelvingrove as everywhere else we work.

Frames and glazing around Kelvingrove
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For an older house near a landmark such as Kelvingrove Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you look after a building such as Glasgow Gaelic School, its window and door frames need their mastic kept sound, just like a home’s.
Kelvingrove is about 1 mile north-west of Glasgow, in Glasgow. Across the G3 area, our applicators can take on window mastic. Across Glasgow, we cover 183 places, Kelvingrove among them.
Our applicators cover all of G3, G12 and G4 for window mastic and the streets around it. Whether your property is on Kent Road, Eton Lane and Park Road or anywhere close by, we can help. Kelvingrove questions
Do you work for landlords with property near Exhibition Centre station?
Yes. We work for letting agents and landlords as well as homeowners. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
How is work on the outside of a tenement in Kelvingrove usually arranged?
It generally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds don’t, and we can quote for the factor or the owners directly.
How long before the joint can be used?
Cure times vary by product and the temperature. We tell you how long to leave it before we go.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
Are you fully insured?
Yes, we’re fully insured.
Do you cover Kelvingrove?
Yes. We cover Kelvingrove and the rest of Glasgow, as part of our work across South East England, London and Scotland. To book, email us at info@mrmastic.co.uk.
Will the old sealant be removed?
Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.
Can you reach windows above the ground floor?
Yes, in most cases. Access is planned before we start, so mention the height and anything in the way.

What affects the quote in Kelvingrove
We don’t publish a price list. The quote depends on:
- The type of sealant required
- How many rooms, windows or areas are involved
- Any working-time requirements on site
- The number and length of the joints
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- What’s wrong with the joints now
- A few photos by email, if you can
- Whether it’s a home or a business
- Any access issues, like height or stairs
Asking for a quote is easy: let us know what needs doing and where. A few pictures by email make the job easier to understand, and we will come back to you with a quote.
Why deal with it now?
Working on frames from a ladder with a sealant gun isn’t easy, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. Wind-driven rain gets into any failed joint on the outside of a city building, and in Kelvingrove, damp can spread through stone and plaster before anyone sees it.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Do you need window mastic in Kelvingrove?
Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. Backing rod sets the right depth.
Most people get in touch when they notice something like this:
- Untidy mastic left by window fitters
- Sealant in the wrong colour for the frame
- Cold air getting in at the frame edge
- Cracked or shrunken mastic around the frame
Letting a property close to Exhibition Centre station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
What your quote should include
- How hidden problems are handled
- How the colour is chosen
- How long to leave it before use
- What the quote includes, VAT included or not
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Don’t use solvent cleaners on the joint
- Keep paint off silicone joints
- Look round the frames every year or so
- Clear any debris from frame drain holes
Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.
Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
What we cannot put right
We’ll always be straight with you, so here’s what sealant can’t fix:
- A sash or casement that will not close properly
- A failed sealed unit that has misted up
- Worn gaskets, brush seals or a door that has dropped
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.
What we seal
- Composite doors
- Window sills
- Timber windows & doors
- Aluminium frames
- Patio & French doors
- uPVC windows
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
The process
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work starts. Most jobs take a morning for a couple of windows and a door. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Kelvingrove, it helps to know the floor, the door entry arrangements and the nearest parking.
- First we look at every frame and agree the list.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Finally we tidy up and check each joint.
How to prepare
- For business premises, tell us about site rules or sign-in
- Let us know about stairs, lifts or work at height
- Clear the area around the work
