Bathroom resealing across G3: what to expect
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on sinks & splashbacks, baths and wet rooms, and people most often call us about two layers of silicone, both failing and lumpy, uneven sealant from a DIY attempt.
Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a morning or an afternoon for most single baths and showers.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Where we work in G3
Homes across G3 range from older properties to new builds, with plenty of rented property in places like Hillhead, Woodlands and Woodside. Sound sealant and clean grout keep water out and rooms looking cared for.
Scottish weather is hard on outside joints, especially in the wetter west. Sealants for jobs in G3 are chosen with that in mind.
Woodlands: If you let a flat or house near Charing Cross (Glasgow) station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as St Silas' English Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Aftercare tips
Aftercare is simple:
- Wait for the cure time we give you
- Keep bottles off the sealant line
- Do not leave water standing on kitchen joints
- Check the joints every few months for splits or lifting
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Why it fails
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.
Any of these means the joints need attention:
- Black spots spreading through the bead
- A reseal done over the top of the old bead
- Splits where the tray meets the wall
- Leaks into the floor or ceiling below
Different surfaces, different methods
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line does not stand out.
Basins & vanity units
Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.

Common questions in G3
Do you have insurance?
Yes. Full insurance covers our work.
What information do you need?
A short description and the location, plus pictures if you have them. We’ll ask anything else we need to know.
Do you work in G3?
Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes G3.
How do I get a quote for bathroom resealing in G3?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Does someone need to be in?
We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
