Joints and finishes in Woodlands homes

Floors around Glasgow run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

If you look after a church, hall or community building such as St Silas' English Church, joints in its floors, skirtings and thresholds need resealing as they wear. For landlords with property near Charing Cross (Glasgow) station, gaps at skirtings and thresholds are worth sealing between tenancies.

Woodlands is about 1 mile north of Glasgow, in Glasgow. Jobs in Woodlands get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Woodlands is one of 183 places in Glasgow we cover.

We cover every part of the G3, G20 and G12 postcode area for floor joint sealing and the streets around it. Floor joint sealing is available to properties on Kent Road, Eton Lane and Park Road and the roads around them. We also cover the places around Woodlands: Kelvinbridge (1 mile north), Woodside (1 mile north-east), Hillhead (1 mile north-west), Kelvingrove (1 mile south-west) and Garnethill (1 mile south-east). How we handle floor joint sealing in Woodlands

Every floor moves a little, so its edges need a joint that can flex. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. If you have grout cracking in a straight line across a floor and gaps between floors and kitchen plinths, we can help, whatever the surface.

In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. Those joints, and plot mastic for developers, are part of the work we cover in Woodlands.

Our work is backed for twelve months.

Common questions in Woodlands

Is Woodlands in your area for floor joint sealing?

Yes. We work across all of Scotland, and Woodlands is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

What guarantee comes with floor joint sealing in Woodlands?

All our work, in Woodlands and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.

Can sealant along the skirting be painted?

Where you plan to paint, we do. Silicone doesn’t take paint so mention it when you get a quote.

What do you need from me for a quote?

Let us know what needs doing and where, plus pictures if you have them. If we need more, we will ask.

When to call us in Woodlands

Decorators’ caulk is often used along skirting because it’s cheap and paintable. In a joint that moves or gets wet, it splits so the gap reappears.

Most people get in touch when they notice one of these:

  • Cracked grout where a tiled floor needs a movement joint
  • Concrete floor joints that have broken down
  • Open gaps along the bottom of skirting boards
  • Caulk that has cracked where the floor moves

For site and facilities teams at buildings such as College of Piping, entrance and corridor floor joints take a lot of traffic.

Questions to ask before you book

  • What preparation is included
  • Are they insured?
  • How much experience the applicator has
  • What the quote includes, VAT included or not

What we cannot put right

In fairness, there are a few things sealant will not fix:

  • A tiled floor that needs relaying
  • Large cracks that need a surveyor
  • Floors that are uneven or need levelling

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Where we work in Woodlands

  • Tiled floors
  • Wet room & bathroom floors
  • Concrete floor joints
  • Commercial floors
  • Skirting boards
  • Thresholds

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Sweep along the edges of the floor
  • Act on grout cracks that run in a straight line
  • Mark off resealed joints in warehouses
  • Lift furniture rather than dragging it across joints

Don’t paint over silicone. If you plan to paint, we will use a paintable product.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. Resealing early keeps it out.

How we quote for floor joint sealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How many areas need sealing
  • Which sealant suits the joint
  • Mould in or behind the old joints
  • How easy the joints are to reach

Combining jobs into one visit is usually more efficient than separate visits. We will send you a clear quote for the lot.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • If someone has resealed it before
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Why act early in Woodlands

Putting new grout into a crack that keeps reappearing does not last. If the floor needs to move there, the grout will crack again. Replacing that line with flexible sealant gives it somewhere to go. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Landlord and commercial work in Woodlands

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

How the visit works

We keep the work tidy and contained to the area we are working on. Expect the work to take a few hours, depending on the length of joint, and we tell you how long to leave it before we go. In a city area like Woodlands, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

How to prepare

  • Let us know about parking restrictions
  • Let us know if you’ve seen damp or leaks
  • Mention if the joints have been sealed before
