Floor joint sealing in Shawlands, done properly

Every floor moves a little, so its edges need a joint that can flex. We seal skirting gaps, tiled floor movement joints and concrete floor joints. If you’re dealing with rigid edge joints in tiled floors and skirting caulk that keeps splitting, we can help.

New flats and houses are still being built in and around Scotland’s cities, and in new homes, sealant and floor joints are often among the first snags.

You get a 12-month guarantee, the same in Shawlands as everywhere else we work.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a few hours for most rooms, longer for large commercial floors, depending on the amount of work. Parking in city streets around Shawlands can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any parking rules near the property
  • Clear items away from the joints we are working on

Related advice

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Quotes for floor joint sealing in Shawlands

You will get a clear quote before work begins. It takes into account:

  • The product the joint needs
  • The old material and how stubborn it is
  • How much there is to do
  • How easy the joints are to reach

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

What to tell us for a quote

What to tell us when you ask for a quote:

  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • Whether it has been sealed before
  • What’s wrong with the joints now

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Keep dirt out of the joints
  • Keep heavy wheels off new concrete joints until cured
  • Check the sealant is paintable before decorating
  • Keep caulk for dry, still joints only

Mop with a well-wrung mop rather than flooding the floor. Keeping the edges drier helps the sealant last longer.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

Joints and finishes in Shawlands homes

Floors around Glasgow run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Community buildings like Shawlands Trinity Church and Halls are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. For landlords with property near Shawlands station, open skirting and floor joints collect dirt and water, so seal them while the property is empty. Schools such as Shawlands Academy are buildings too, and entrance and corridor floor joints take a lot of traffic.

Questions from Shawlands

Can you help a landlord with a rental near Shawlands station?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Shawlands in your area for floor joint sealing?

Yes. We work across all of Scotland, and Shawlands is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Can grout be replaced with sealant on a tiled floor?

Often, yes. Straight cracks in grout often show where a movement joint was needed. We rake out that line and seal it with flexible sealant.

Do you seal floor joints in bathrooms and kitchens?

Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone to keep mop water out.

How long does floor joint sealing take?

It depends on the size of the job, but as a guide it takes a few hours for most rooms, longer for large commercial floors. We’ll give you a better idea when we quote.

Is caulk good enough for skirting?

Caulk can’t cope with movement or water. Floor edges move through the year, so we use a flexible sealant that stretches.

Do you work on commercial floors?

Yes. We clean out the joints and reseal them with a product suited to the floor. Let us know about the traffic and we’ll quote.

Do you use a paintable sealant?

If you tell us beforehand, yes. Joints that will be painted get a paintable product and wet areas get silicone.

Surface by surface

Skirting boards

Skirting pulls away from the floor as floors shrink and settle. A flexible sealant closes the gap without cracking in a colour to suit.

Commercial floors

Commercial floors take more traffic than most homes. The sealant is chosen for the traffic the floor takes.
