How the job changes by surface

Tenement and terrace windows

In shared buildings, the windows may be part of a wider repair so it’s worth checking responsibilities.

Stone surrounds

Stone surrounds suit sand mastic well. The finish blends with the masonry.

About our sand mastic in Shawlands

Old sand mastic cracks, crumbles and falls out over time and gaps open up round the frame. We rake it out and renew it so the surround looks right again. We work on tenement windows, stone surrounds and sash and case windows, and the jobs we see most are cracked mastic round a front door frame and modern sealant on a period surround.

Tenement flats in Scotland’s cities often have windows high above the street, so the mastic outside can go unchecked for years. For a flat in Shawlands, access is the first thing to plan, and in a tenement the outside of the building may be a shared repair.

Whatever the size of the job, it’s backed by our 12-month guarantee in Shawlands and across Glasgow.

What we’re called out for in Shawlands

Some old mastic was never deep enough. A thin layer doesn’t hold well so we make sure the new mastic is the right thickness.

If you can see any of these, it’s time to have the joints looked at:

  • Draughty sash windows at the surround
  • Cracked mastic round a front door frame
  • Crumbling sand mastic round a window
  • Old cement repairs round a window that have failed

Rented homes near Shawlands station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

Questions to ask before you book

  • What happens if they find a problem under the old sealant
  • How the joint is cleaned and prepared
  • Whether all the old sealant comes out first
  • What the quote includes, VAT included or not

What happens on the day

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a single window, longer for several. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Shawlands, tell us the floor, how the door entry system works and where we can park nearby.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The mastic is finished to sit tidily against the stone or brick.

What sealant work can’t fix

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Decisions on consent for listed homes
  • Decayed frames that need repair
  • Crumbling stone or brickwork round the window

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Shawlands questions

Do you work for landlords with property near Shawlands station?

Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Who arranges sealant work on the shared parts of a tenement in Shawlands?

The owners of the flats normally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and we will quote it together.

Is consent needed for window work on a listed home?

Speak to your local planning authority before work starts. Like-for-like sand mastic is often the preferred finish but the decision is theirs.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

What guarantee comes with the work?

Our 12-month guarantee applies on every job.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

How long does sand mastic take to harden?

The surface skins quite quickly, then hardens over a longer period. Timing depends on the weather and the joint.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Do not paint over the new mastic
  • Renew mastic before redecorating the windows
  • Don’t run silicone over sand mastic
  • Go gently near the mastic when preparing windows

Don’t touch or press the mastic while it hardens. It forms a skin fairly soon, but takes longer to harden fully.

An open joint round the box lets weather through. The longer it’s left, the more the joint opens as more mastic falls out.

What sand mastic looks like in Shawlands

Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, often through a property factor. Windows usually belong to the flat, but the title deeds have the final say. Much of Glasgow is built from red and blond sandstone, and porous sandstone needs a sealant that won’t mark it.

For site and facilities teams at buildings such as Shawlands Academy, its window and door frames need their mastic kept sound, just like a home’s. For an older house near a landmark such as Shawlands Trinity Church and Halls, the joint between an old wall and a newer frame is generally the first place rain gets in.

What affects the cost of sand mastic

Call for a quick quote. The main things that affect it are:

  • The size of the job
  • Any working-time requirements on site

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

You don’t need to know the technical terms. Just tell us:

  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height
