Sand mastic in Crossmyloof, done properly
We work across Crossmyloof renewing sand mastic on sash windows and doors. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. We work on period & listed homes, sash and case windows and tenement windows, and the jobs we see most are tired mastic found when preparing windows for paint and cement or filler used on old window joints that has cracked.
Sash and case windows are a feature of older tenements in all four Scottish cities, though many have since been replaced. Whether you’re in a tenement flat or a house in Crossmyloof, the joint between frame and wall is what keeps the weather out.
Your job is guaranteed for a year, as with all our work.

Why it’s worth doing now in Crossmyloof
An open joint round the frame lets weather in. Water can get to the frame and the masonry so renewing it early protects the window. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Common problems we fix in Crossmyloof
Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows, which is a good time to renew it.
The problems people usually mention when they call are:
- Gaps where the frame meets the masonry
- Tired mastic found when preparing windows for paint
- Crumbling sand mastic round a window
- Mastic round period door frames that has failed
If you let a flat or house near Maxwell Park station, any sash windows need sound mastic to keep draughts and rain out.

Your questions about sand mastic in Crossmyloof
Do you cover Crossmyloof for sand mastic?
Yes. Our work covers the whole of Scotland, and Crossmyloof is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Who arranges sealant work on the shared parts of a tenement in Crossmyloof?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 covers the common parts where the deeds don’t.
Is it possible to take out silicone and use sand mastic instead?
Yes. The silicone is cut out and the joint cleaned before the sand mastic goes in.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
What’s sand mastic made of?
Sand plus a binder based on linseed oil. It’s built up in the joint by hand and finished to sit neatly against the masonry.
Frames and glazing around Crossmyloof
With historic houses such as Pollok House (about 1.3 miles south-west) nearby, there’s older building stock in the area around Crossmyloof as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. Windows normally belong to the flat, but the title deeds have the final say.
Managing a site like Shawlands Academy? Then the mastic around its windows and doors needs looking after like any other building’s. Historic houses such as Pollok House, about 1.3 miles south-west, show how far back building around Crossmyloof goes.

- Damaged stone surrounds
- Sash cords, weights and draught-proofing of the sashes

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
