Sand mastic in Glasgow: how it works
Sand mastic skins over fairly quickly but full hardening takes longer. Traditionally, sand mastic is left unpainted and we will advise if you’re redecorating. We work on period & listed homes, stone surrounds and brick reveals, and people most often call us about old cement repairs round a window that have failed and failed mastic on an exposed elevation.
There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes a few hours for a single window, longer for several in most cases.
- We check the window surrounds and agree which joints need renewing.
- Old, loose mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic isn’t too thick.
- The mastic is mixed, pressed into the joint by hand and shaped.
- We dress the surface so it sits neatly against the masonry.

Frames and weather across Glasgow
Glasgow has everything from older homes with timber frames to newer ones with uPVC. Exposed walls are where window sealant normally fails first, wherever they are in Glasgow.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including Glasgow.
Glasgow: Historic houses such as Tenement House, about 1 mile north, show how far back building around Glasgow goes, and older homes nearby need a sealant that suits their walls. If you look after a building such as Our Lady and St Margaret's Primary School, its window and door frames need their mastic kept sound, just like a home’s.
Why deal with it now?
Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic is the traditional material and blends with the stone or brick.
Questions to ask before you book
- Which sealant they’ll use, and why
- How much experience the applicator has
- How the joint is cleaned and prepared
- How long the guarantee is
When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Planning or listed building consent (your local planning authority decides)
- Sash cords, weights and draught-proofing of the sashes
- Putty and glazing repairs
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Common problems we fix in Glasgow
Timber swells and shrinks with the weather. The movement cracks the mastic over time.
The most common problems we see are:
- Failed mastic on an exposed elevation
- Patchy fillers round a sash window
- Mastic that needs renewing before redecorating
- Old sand mastic that has cracked, crumbled or fallen out
Surface by surface
Stone surrounds
Stone surrounds suit sand mastic well. The finish blends with the masonry.
Brick reveals
Gaps between frame and brick let in rain and draughts. New mastic seals the gap.
Glasgow: your questions answered
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us, and we are fully insured.
Can tenants book the work?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures.
Can you match the sealant colour?
We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Do you work for landlords and businesses?
Yes, regularly. Several properties can go on one quote.
What’s sand mastic made of?
Sand plus a binder based on linseed oil. It’s applied by hand and finished to sit neatly against the masonry.
