Sand mastic in Sandyhills

If your home is listed or in a conservation area, check with your local planning authority if consent is needed before window work. Sand mastic is often favoured as a like-for-like material. We work on period & listed homes, sash and case windows and timber door frames, and the jobs we see most are tired mastic found when preparing windows for paint and mastic round period door frames that has failed.

Sandyhills is in one of Scotland’s four big cities, where many older buildings are sandstone or granite. Natural stone around older windows needs a sealant that won’t mark or attack it, so acetoxy silicones, which can attack some stone, are best avoided.

Our work is backed for twelve months, in Sandyhills and everywhere else we cover.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Plan mastic work ahead of painting
  • Take care around the mastic when scraping paint
  • Ask the planning authority about consent for listed or conservation-area homes
  • Ask a joiner to look at soft timber first

Leave the new mastic unpainted, as traditional guidance advises. If you are redecorating, ask us first.

Why it’s worth doing now in Sandyhills

New sash windows are a major, costly change and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It normally takes anything from a few hours to a full day, depending on how many windows. Inside a flat in Sandyhills, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Sand mastic in Sandyhills: local notes

Historic houses like Provand's Lordship (about 3.5 miles west) are a reminder that the area around Sandyhills has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. When to call us in Sandyhills

Paint, silicone or cement used over old mastic causes problems. They don’t suit the joint, and they normally need raking out.

Common reasons people contact us are:

  • Old sand mastic that has cracked, crumbled or fallen out
  • Silicone on a period window that looks wrong
  • Draughts and rain around sash boxes
  • Mastic worn away on windows facing the weather

Rented homes near Shettleston station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

Choosing a sealant specialist

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
