Sand Mastic in Springboig
Professional sand mastic in and around Springboig, with old sealant always removed completely and a 12-month guarantee.
- Cement or filler used on old window joints that has cracked
- Mastic round period door frames that has failed
- A silicone bead on a sash window that spoils the look
DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Sand mastic for homes and businesses in Springboig
For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. We work on stone surrounds, sash and case windows and brick reveals, and common reasons people get in touch are draughts and rain around sash boxes and failed mastic on an exposed elevation.
Sash and case windows are a feature of older tenements in all four Scottish cities, though many have since been replaced. In Springboig, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Why act early in Springboig
If you’re redecorating, renew the mastic first. Painting over failed mastic doesn’t seal it, and the new mastic is traditionally left unpainted. In a tenement flat in Springboig, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

How the visit works
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take a few hours per window, depending on the condition of the joints. Inside a flat in Springboig, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- Each surround is checked first.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic isn’t too thick.
- We point the joint with sand mastic by hand.
- We finish the mastic to a tidy line.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Mention any sign-in or site rules at work premises
- Let us know about parking restrictions

Springboig questions
Do you cover Springboig for sand mastic?
Yes, Springboig is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
How do repairs to the shared parts of a tenement in Springboig get organised?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
What does sand mastic cost?
Size, access and the old material all affect the cost. Ask us for a quote.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
I rent my home. Can I book you?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Springboig homes and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. Windows generally belong to the flat, but the title deeds have the final say.
Schools such as St Andrew's Secondary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Shettleston station? Then any sash windows need sound mastic to keep draughts and rain out.

What affects the quote in Springboig
Every job gets its own quote. This is what makes a difference:
- The old material and how stubborn it is
- Any mould that needs treating
- Any working-time requirements on site
- How many rooms, windows or areas are involved
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
When you call or email, it’s useful to know:
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- What’s wrong with the joints now
- If someone has resealed it before
We quote each job on its own, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job.
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Decisions on consent for listed homes
- Putty and glazing repairs
- Decayed frames that need repair
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.
Joints and surfaces we work on

- Stone surrounds
- Period & listed homes
- Sash and case windows

- Tenement windows
Keeping the joints in good condition
Aftercare is simple:
- Avoid patching sand mastic with silicone
- Ask us before painting near the mastic
- Get any rot dealt with first
- Sort the mastic before the decorators arrive
Make sure water drains away from the window surround. Constant wetting wears the mastic faster.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
Do you need sand mastic in Springboig?
Shallow joints are a common cause. Mastic that is too thin cracks and drops out so we make sure the new mastic is the right thickness.
Keep an eye out for any of the following:
- Mastic that needs renewing before redecorating
- Cement or filler used on old window joints that has cracked
- Mastic dropping out of the joint
- Draughts and rain around sash boxes
Homes close to St Serf's Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
