Sand mastic in Haghill

Fresh sand mastic forms a skin quite soon, but it takes longer to harden fully. Traditionally, sand mastic is left unpainted and we will advise if you’re redecorating. If you have mastic dropping out of the joint and mastic round period door frames that has failed, we can help.

Sash and case windows are a feature of older tenements in all four Scottish cities, though many have since been replaced. Whether you are in a tenement flat or a house in Haghill, the joint between frame and wall is what keeps the weather out.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Don’t run silicone over sand mastic
  • Ask us before painting near the mastic
  • Ask a joiner to look at soft timber first
  • Renew mastic before redecorating the windows

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Haghill questions

Who arranges sealant work on the shared parts of a tenement in Haghill?

Shared parts of a tenement, such as the roof and outside walls, are generally repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.

Do you cover Haghill for sand mastic?

Yes, Haghill is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can old silicone round a sash window be swapped for sand mastic?

Yes. The silicone is cut out and the joint cleaned before the sand mastic goes in.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Where do you work from?

We work from Crawley. We cover Haghill and the rest of Glasgow, along with the rest of our area.

Do I need permission for sand mastic on a listed building?

Check with your local planning authority. They decide whether consent is needed.

Honest limits

A few problems are outside what sealant work can do:

  • Planning or listed building consent (your local planning authority decides)
  • Decayed frames that need repair
  • Sashes that rattle, stick or will not open

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Period & listed homes
  • Stone surrounds
  • Tenement windows

What happens on the day

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a single window, longer for several. In a city area like Haghill, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • For business premises, tell us about site rules or sign-in
  • Plan for the work area to be out of bounds to pets and children

Advice

Leave it or put it right?

Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic is the traditional material and blends with the stone or brick. In a tenement flat in Haghill, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.

Frames and glazing around Haghill

The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. Windows usually belong to the flat, but the title deeds have the final say. With historic houses such as Provand's Lordship (about 1.3 miles west) nearby, there’s older building stock in the area around Haghill as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you let a flat or house near Duke Street station, older sash windows in a rental need their mastic kept sound to keep the weather out. For site and facilities teams at buildings such as Whitehill Secondary School, the mastic around its windows and doors needs looking after like any other building’s. Homes close to St. Anne's Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.
