How we handle gutter sealing in Haghill

Our work covers gutter joints and end caps as well as fascias and soffits, along with roofline trims and garage door frames. It’s all about the joints, not replacing the gutter. We work on uPVC fascias, roofline trims and gutter end caps, and the jobs we see most are garage door frames letting rain in and water dripping where gutter sections meet.

In a Scottish city tenement, the roof, gutters and outside walls are shared by all the flats. In Haghill, work on shared parts of a tenement is usually agreed between owners, often with a factor arranging it.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Signs you need gutter sealing in Haghill

Sealant laid on a wet or dirty joint fails early. Rushed repairs often don’t last long for this reason.

People generally contact us when they notice something like this:

  • End caps that drip every time it rains
  • Fascia boards with gaps between them
  • Water running down the wall below the gutter
  • Garage door frames letting rain in

For landlords with property near Duke Street station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.

Our hiring checklist

What gutter sealing looks like in Haghill

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. The west of Scotland is wetter than the east, which means gutter, fascia and roofline joints has to cope with a lot of rain.

Homes close to St. Anne's Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep. Schools such as Whitehill Secondary School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

For landlords and businesses

We also work for property managers and facilities teams. Several sites can be quoted together, and we are fully insured for the work.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

The process

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It normally takes a few hours, depending on the number of joints and the access. Parking in city streets around Haghill can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.

  1. First we agree which joints need sealing.
  2. Each joint is cleaned and any old sealant removed.
  3. We make sure everything is dry.
  4. We apply exterior or gutter sealant and finish it neatly.
  5. The joints are checked once sealed.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions
  • Where the joints are inside, avoid wetting them before we arrive

How we quote for gutter sealing

Call for a quick quote. The main things that affect it are:

  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • The amount of work

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

What to tell us for a quote

When you call or email, these details help:

  • Whether it’s a home or a business
  • Where the property is
  • Access, such as stairs, a lift or height
  • A few pictures by email, if you can

Surface by surface

Garage door frames

Failed sealant around a garage door frame lets water in. We cut it out and reseal.

uPVC fascias

We seal fascia joints, not replace the boards. If boards are damaged, we will tell you.

What we can’t put right

To be straight with you, there are a few things sealant won’t fix:

  • Cracked, split or warped gutter sections
  • Roof leaks, slipped tiles or failed flashing (a roofer’s job)
  • Sagging gutters or broken brackets

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Gutter joints
  • uPVC fascias
  • Gutter end caps
  • Soffit joints
  • Roofline trims
  • Garage door frames

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
