Gutter sealing for Hillhead homes and businesses

How the job changes by surface

uPVC fascias

Joints between fascia boards can open over time. We seal them neatly in a suitable colour.

Soffit joints

Gaps at soffit joints can let in draughts and insects. A neat seal closes them.

How we handle gutter sealing in Hillhead

For gutter sealant to hold, the joint has to be clean and dry. So the old sealant and grime come out first, then dry the joint before sealing. If you have trim joints where the sealant has failed and rain getting in around a garage door, we can help, whatever the surface.

Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. For a tenement in Hillhead, repairs to shared parts are generally agreed between the owners, often through a property factor.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What affects the cost of gutter sealing

The quote reflects the job in front of us. We take into account:

  • When we can work, for business premises
  • Any mould that needs treating
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What we need to know

To make quoting easier, please include:

  • How many joints, rooms or windows are involved
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height

For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before we start.

What sealant work can’t fix

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Sagging gutters or broken brackets
  • Leaks from the roof rather than a joint
  • Guttering that needs replacing

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Gutter joints
  • Garage door frames
  • uPVC fascias
  • Soffit joints
  • Gutter end caps
  • Roofline trims

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Check fascia and soffit joints for gaps
  • Don’t leave a sagging gutter
  • Rest ladders on the wall, not the gutter
  • Deal with a drip before winter

Keep downpipes clear so the gutter can drain. A blocked pipe backs water up to the joints.

Once roofline sealant splits, water can get behind it. Sealing it early keeps the boards behind dry and the wall below.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Outside joints around Hillhead

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. The title deeds set out which parts are common.

Letting a property close to Partick station? Then a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside. In the older streets around Wellington Church, an extension built onto an older house moves differently, and the joint between them takes the strain. If you look after a building such as Hillhead High School, larger buildings have long runs of movement joint that eventually need resealing.

Why act early in Hillhead

Replacing guttering is a much bigger job than sealing joints. If the gutter is sound and the drip is a joint, resealing is the sensible fix. If it’s broken or sagging, a gutter installer needs to look. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Hillhead, damp can travel a long way before it shows.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What happens on the day

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes a few hours, depending on the number of joints and the access in most cases. Parking in city streets around Hillhead can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. First we trace the drip and check the gutter is not damaged.
  2. We remove the old sealant and clean the joint.
  3. We dry the joint so the new sealant can bond.
  4. We seal the joint with a sealant made for gutters.
  5. We check the run and clear debris near the joints.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children

Hillhead questions

How do repairs to the shared parts of a tenement in Hillhead get organised?

The owners of the flats generally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.

Do you work for landlords with property near Partick station?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Do you clean gutters?

We clear debris near the joints because the joint must be clean. Cleaning the whole run is a separate job.
