Need new build mastic in Hillhead?

New build mastic in Hillhead

A new house keeps drying out and settling for its first couple of years. Timber dries and shrinks, and baths and trays settle, and sealant applied in a hurry at handover can split. We work on show homes, bathrooms & en suites and plot handovers, and people most often call us about joints pulling apart as timber shrinks and shower seals failing in the first year or two.

Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. Those joints, and plot mastic for developers, are part of the work we cover in Hillhead.

A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

Questions from Hillhead

Is Hillhead in your area for new build mastic?

Yes, Hillhead is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Is new build mastic in Hillhead guaranteed?

All our work, in Hillhead and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Can you do several jobs on one visit?

Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

Will you just run a new bead over the existing one?

No. The old sealant is cut out fully, the joint cleaned and primed where needed, before resealing.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.

My new home is still under warranty. Should I contact you?

Report it to the builder first while you are covered. Once that’s done, or if they will not put it right, we’ll cut it out and reseal it.

Are you fully insured?

Yes. We are fully insured for every job we do.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Report sealant problems to your builder during the snagging period
  • Use the extractor fan every time you shower
  • Wipe joints with warm soapy water
  • Avoid running a DIY bead over the old one

Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.

Early snagging is easier snagging. Left alone, a small crack can become a leak.

New build mastic in Hillhead: local notes

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Hillhead is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.

If you’ve bought a new home near Partick station, the sealant around baths, showers and frames is worth checking in the first year or two.

What we’re called out for in Hillhead

Fresh sealant can be knocked or cut by trades finishing off. A bead disturbed before it has cured may never seal properly, and the problem shows up after you move in.

Any of these means the joints need attention:

  • Plot mastic for developers ahead of handover
  • Gaps opening as the house dries out and settles
  • Kitchen sealant that has pulled off the wall
  • Sealant applied over dusty or wet surfaces

Around Hillhead, as everywhere, new build mastic is only as good as the preparation behind it.

Before booking anyone

  • What the quote includes, VAT included or not
  • When the joint can take water or movement
  • Whether you can choose the colour
  • What insurance they hold

Choosing a sealant specialist

What affects the quote in Hillhead

Jobs vary more than people expect. The main factors:

  • The product the joint needs
  • Any mould that needs treating
  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove

Combining jobs into one visit normally makes better use of the time than several visits. You will get one clear quote for the whole job.

Helping us quote

When you contact us, it’s useful to know:

  • How many joints, rooms or windows are involved
  • The type of property
  • How we’d reach the joints
  • Any previous sealing or DIY work

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.

The process

On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before work begins. Most jobs take anything from a few hours to several days, depending on the number of plots. For a tenement in Hillhead, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. We check every joint and tell you how long each needs to cure.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height
  • Try not to wet indoor joints just before the visit

Surface by surface

Windows and doors

External mastic around new windows and doors is sometimes rushed or missed. We reseal it with a weatherproof, flexible sealant.

Bathrooms and en suites

Shower trays in new homes often move slightly in the first year. We reseal once the old bead is fully out with baths filled first.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
