New build mastic in Calton

A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. Common call-outs are for sealant applied over dusty or wet surfaces and untidy sealant flagged on a snagging list, across plot handovers, show homes and skirting & floors.

In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. Those joints, and plot mastic for developers, are part of the work we cover in Calton.

Our work is backed for twelve months, in Calton and everywhere else we cover.

What new build mastic looks like in Calton

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Calton is in the west of Scotland, which is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

If you’ve bought a new home near Bellgrove station, the sealant around baths, showers and frames is worth checking in the first year or two.

Aftercare tips

To keep the joints looking good and working properly:

  • Look at the sealant regularly in the first couple of years
  • Report sealant problems to your builder during the snagging period
  • Resist patching a failed seal with a tube from the DIY shop
  • Get a leaking seal dealt with right away

Watch the joints as the house settles. Small gaps can appear as the house dries, and they’re simple to reseal once movement has slowed.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

How we quote for new build mastic

Your quote is based on your job. We take into account:

  • The size of the job
  • The old material and how stubborn it is
  • Whether the work is at height
  • Any mould that needs treating

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

What to tell us when you ask for a quote:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job
  • Whether it’s a home or a business
  • A few pictures by email, if you can

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Surface by surface

Bathrooms and en suites

Shower trays in new homes often move slightly in the first year. We reseal once the old bead is fully out.

Show homes

Tired or marked sealant in a show home can be renewed. We cut it out and reseal neatly.

Do you need new build mastic in Calton?

Not every new-build joint gets the right sealant: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.

Common reasons people contact us are:

  • Skirting joints opening in the first winter
  • Messy sealant that spoils new finishes
  • Gaps opening as the house dries out and settles
  • Leaking shower tray seals in a new home

Around Calton, as everywhere, new build mastic is only as good as the preparation behind it.

What your quote should include

  • What the quote includes, VAT included or not
  • What preparation is included
  • How long the guarantee is
  • How the colour is chosen

Common questions in Calton

Can you help a landlord with a rental near Bellgrove station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Do you cover Calton for new build mastic?

Yes. Our work covers the whole of Scotland, and Calton is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

When is the sealant fully cured?

That depends on the sealant used, so follow the cure time we give you.

How long will you be here?

Most jobs take a few hours for most snagging lists, longer for a run of plots, including preparation and clearing up. Your quote will say how long we expect yours to take.

Can new sealant go on top of the old bead?

No. Fresh silicone does not stick to the old layer, so it soon lifts and traps water. The old sealant always comes out first.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

When something else is needed

It helps to know what we can’t do:

  • Damaged fittings that need replacing
  • Plumbing faults behind the sealant
  • Settlement cracks that need a surveyor

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

What we do, step by step

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take anything from a few hours to several days, depending on the number of plots, and we tell you how long to leave it before we go. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Calton, tell us the floor, how the door entry system works and where we can park nearby.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Let us know about earlier repairs to the joints
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
