About our sand mastic in Barrowfield

If your home is listed or in a conservation area, check with your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. We’re often asked to deal with cement or filler used on old window joints that has cracked and tired mastic found when preparing windows for paint, across period & listed homes, timber door frames and tenement windows.

Sash and case windows are a feature of older tenements in all four Scottish cities, and plenty still have them. In Barrowfield, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.

Our work is backed for twelve months, in Barrowfield and everywhere else we cover.

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Ask the planning authority about consent for listed or conservation-area homes
  • Clear gutters so water doesn’t pour onto the windows
  • Inspect the joints round the windows every year or so
  • Go gently near the mastic when preparing windows

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.

The process

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a few hours for a single window, longer for several in most cases. In a city area like Barrowfield, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. We start by checking each surround and agreeing the joints to renew.
  2. We rake out the old mastic and clean the joint.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

Before we arrive

  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts

Advice

For landlords and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

What affects the quote in Barrowfield

We quote each job individually. These are the things that affect it:

  • The amount of work
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint
  • When we can work, for business premises

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • Photos by email, if that’s easy
  • The address or postcode of the job
  • How we’d reach the joints
  • The rough size of the job

If you are in Barrowfield and need sand mastic, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

Common questions in Barrowfield

Who arranges sealant work on the shared parts of a tenement in Barrowfield?

It normally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not, and we can quote for the factor or the owners directly.

Can you help a landlord with a rental near Duke Street station?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Do you come to Barrowfield?

Yes. We work in Barrowfield. To book, drop us a line at info@mrmastic.co.uk.

Is it possible to take out silicone and use sand mastic instead?

In most cases. The silicone is cut out and the joint cleaned before the sand mastic goes in.

How long will you be here?

Most jobs take a few hours for a single window, longer for several. Your quote will say how long we expect yours to take.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

What does sand mastic cost?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

Can you match the sealant colour?

Most of the time, yes. We’ll explain which colours are available.

Windows and doors in Barrowfield

Glasgow’s tenements are largely red and blond sandstone, and porous sandstone needs a sealant that won’t mark it. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, and many buildings use a factor to arrange it. Who owns the windows depends on the title deeds.

If you let a flat or house near Duke Street station, any sash windows need sound mastic to keep draughts and rain out. Schools such as St Mungo's Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. Historic houses such as Provand's Lordship, about 1.2 miles north-west, show how far back building around Barrowfield goes.
