New build mastic around Haghill

The west of Scotland is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

For new homes near Duke Street station, it’s worth checking the sealant early, while snags are still fresh.

New build mastic in Haghill

New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, and sealant applied in a hurry at handover can split. We work on skirting & floors, show homes and windows & doors, and common reasons people get in touch are new-build shower sealant that has already split and sealant applied over dusty or wet surfaces.

Older tenement flats usually have timber floors on joists, so skirting joints open and close through the year. For a flat in Haghill, a flexible sealant copes with that movement where filler would crack.

All our work is covered by our 12-month guarantee, wherever you are in Glasgow.

Leave it or put it right?

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Haghill questions

Can you help a landlord with a rental near Duke Street station?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is new build mastic in Haghill guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

Should I wait before resealing?

Any seal that is leaking should be redone right away. Cosmetic gaps can wait until the first year or two of movement has passed.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do you work in Haghill?

Yes, we do. Haghill is part of the area we cover, and the service is the same as everywhere else.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

When to call us in Haghill

Later trades and the final clean can damage fresh sealant. A bead disturbed before it has cured may never seal properly.

If you can see any of these, it’s time to have the joints looked at:

  • Leaking shower tray seals in a new home
  • Untidy sealant flagged on a snagging list
  • Sealant that never bonded to the surface
  • Plot mastic for developers ahead of handover

In and around Haghill, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

  • Whether the sealant suits the joint

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Clean sealant with mild detergent, not abrasives
  • Put sealant faults on your snagging list early
  • Ventilate bathrooms well, especially in the first year
  • Don’t seal over failed sealant yourself

Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing to help keep mould away.

Report failed sealant to the builder while you’re in the snagging period. Once it ends, the repair may be down to you.

How it works

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on the number of plots. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Haghill, tell us the floor, how the door entry system works and where we can park nearby.

  1. Each joint is checked for movement before we start.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before
  • Clear the area around the work

Related advice

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Different surfaces, different methods

Skirting and floors

Gaps under skirting are one of the most common new-build snags. A flexible sealant closes it without cracking like caulk.

Show homes

In a show home, the sealant is on display. Every bead is neat and coloured to suit the room.
