Bathroom resealing across G81: what to expect
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across G81. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on basins & vanity units, wet rooms and sinks & splashbacks, and the jobs we see most are leaking joints on a shower screen and leaks into the floor or ceiling below.
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a morning or an afternoon for most single baths and showers, and the area is left clean.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
What you will pay
What you pay reflects the work, not guesswork. That is why we ask a few questions first.
Why book with us
- More than 20 years in sealant work
- Anti-fungal sanitary silicone in wet areas
- We agree the colour with you first
- Quality sealants from Arbo and Everbuild
How to get a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

The countryside around Clydebank includes Dalnottar hill and Cochno Loch.
Where we work in G81
Homes across G81 range from older properties to new builds, with plenty of rented property in places like Clydebank, Yoker and Linnvale. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in G81 are chosen with that in mind. Along the coast in G81, window and wall joints facing the sea take the brunt of the weather, and that is where sealant normally gives up first. Good preparation and the right sealant help it cope.
Clydebank: For landlords with property near Singer station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Clydebank High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Landlord and commercial work in G81
We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Why act early?
The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.
Questions to ask before booking
- Whether they’re fully insured
- What happens if they find a problem under the old sealant
- The length of the guarantee
- Who turns up on the day
When it isn’t the sealant
New sealant cannot fix everything, and we’d rather say so up front. It will not solve:
- Cracked or missing grout between tiles (that’s regrouting)
- Movement from a bath with loose feet or no proper support
- A tray or bath that’s cracked through
DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Signs you need bathroom resealing
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
Look out for these signs:
- A joint torn by a bath that flexes
- Damp behind the bath or under the tray
- Sealant that has split, shrunk or peeled away
- Mouldy sealant that has gone black
Questions from G81
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages.
I’m a tenant. Can you help?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Is it worth trying it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Do you work in G81?
Yes. We’re based in Crawley and work across South East England, London and Scotland, and that includes G81.
