Remedial sealant near Clydebank

What sealant work can’t fix

We won’t take on work that will not last, so these are the limits:

  • Cracks in the fitting rather than the joint
  • A leaking trap, valve or supply pipe
  • Older mastics that may need an asbestos check before removal

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Expansion joints
  • Shrunken worktop sealant
  • Failed movement joints

How we handle remedial sealant in Clydebank

A joint that keeps letting you down needs more than another bead. It helps to have photos when you email us at info@mrmastic.co.uk. If you have a second bead peeling off the first and products that weren’t meant for the joint, we can help, on leaking tray & enclosure joints, expansion joints and failed movement joints alike.

Scottish towns like Clydebank tend to mix older stone-built streets, harled houses and newer estates. Whatever the age of the house, sealant and grout wear out in the end.

Each job carries a 12-month guarantee.

Questions from Clydebank

Is there a guarantee on remedial sealant in Clydebank?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you work for landlords with property near Singer station?

Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Can you reseal a split movement joint?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

How long does remedial resealing take?

That depends on how many layers there are and how many joints. You will have a timescale before any work begins.

The process

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a typical bath or shower, longer where several layers have been applied, including the tidy-up. Parking around Clydebank is rarely difficult, though older streets in the centre can be tight. If you’re in a flat with a shared stair or a door entry system, let us know when you book.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

How to prepare

  • Let us know about parking restrictions
  • Mention any leaks or damp you’ve noticed
  • For business premises, tell us about site rules or sign-in

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Ask why a joint failed before redoing it
  • Do not wait for a small gap to become a leak
  • Keep an eye on the ceiling below the bathroom
  • Never seal over old silicone

Watch the joint over the first few weeks, particularly where the original failure was caused by movement. If anything changes, just send an email to info@mrmastic.co.uk.

Mould trapped under over-sealed joints spreads unseen. By the time it shows through, the joint is well past saving.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

How we quote for remedial sealant

You will get a clear quote before we start. It takes into account:

  • Access and height
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • The amount of work

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • A few photos by email, if you can
  • If someone has resealed it before
  • How we’d reach the joints
  • The rough size of the job

We quote each job on its own, so start by telling us what you need. Just drop us a line at info@mrmastic.co.uk with the details.

How the job changes by surface

Worktops & kitchens

Old kitchen sealant pulls back from the wall over time. We strip it, degrease the joint and reseal.

Over-sealed & botched joints

Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint.

Landlord and commercial work in Clydebank

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

Clydebank homes and their sealant

Clydebank is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

For landlords with property near Singer station, a joint that keeps failing is best fixed properly while the property is empty. If you look after a building such as Clydebank High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
