Duntocher Remedial Sealant
Remedial sealant across Duntocher and nearby, with old sealant always removed completely and a 12-month guarantee.
- Caulk or the wrong sealant used in a wet area
- Sealant peeling off a dusty or damp surface
- Repeat leaks from the same joint
Signs you need remedial sealant in Duntocher
Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. Then the only fix is removal and a new bead.
The most common problems we see are:
- Thick, messy sealant smeared over tiles
- Decorators’ caulk around a bath or shower
- Dark patches showing through the sealant
- Gaps opening along the back of the worktop
Schools such as Clydebank High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

About our remedial sealant in Duntocher
Movement and expansion joints fail when the sealant cannot stretch. We cut out the failed sealant and set the depth with backing, then a flexible sealant matched to the movement goes in. We’re often asked to deal with a shower that leaks however often it’s resealed and floor or wall movement joints that have failed, across botched or over-sealed joints, expansion joints and failed movement joints.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
Each job carries a 12-month guarantee, large or small.

Duntocher: your questions answered
Do you cover Duntocher for remedial sealant?
Yes. Our work covers the whole of Scotland, and Duntocher is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.
I let a flat near Kilpatrick station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
Can failed expansion joints be resealed?
Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, then the joint is sealed properly.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Can you fix a reseal that hasn’t worked?
Yes. We will take all the sealant out, look for why it failed and reseal it properly.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
What we can’t put right
Before you book, it’s worth knowing the limits too:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Water damage behind tiles that needs a tiler
- A leaking trap, valve or supply pipe
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
What we seal
- Botched or over-sealed joints
- Mouldy bath & shower sealant
- Expansion joints
- Leaking tray & enclosure joints
- Shrunken worktop sealant
- Failed movement joints
The process
All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. It normally takes a few hours for a typical bath or shower, longer where several layers have been applied. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Mention any tricky access
- For indoor joints, keep the area dry beforehand if you can

Advice
Should I try it myself first?
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Air the bathroom so the sealant can dry
- Keep bleach and abrasives off the bead
- Find out why the sealant failed first
- Never seal over old silicone
Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.
Don’t keep resealing the same joint. Have someone find out why, or the next bead will go the same way.
Bathrooms and kitchens in Duntocher
Duntocher is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you let a flat or house near Kilpatrick station, botched sealant from a previous quick fix is easier to strip out between tenants.

Surface by surface
Over-sealed & botched joints
Thick, smeared sealant looks messy and hides problems. Taking it back shows what’s underneath.
Leaking trays & enclosures
A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. We check both before any new sealant goes on.
