About our window mastic in Duntocher
Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. Common call-outs are for water coming in at the bottom corners of a door and untidy mastic left by window fitters, on aluminium frames, composite doors and uPVC windows.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Common questions in Duntocher
Will you come out to Duntocher?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Kilpatrick station?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Will resealing my frames help with draughts?
In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
What does window mastic cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Can new window sealant be painted?
That depends on the product. Some hybrid sealants can be painted; silicone cannot. Mention any painting plans before work begins.
Can you match the sealant to my frames?
Yes. Grey and black frames get grey or black sealant, and wood-effect frames generally suit brown.
DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
A DIY attempt does not rule out a professional job. We cut it out and start again.

What we’re called out for in Duntocher
Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.
Look out for these signs:
- Leaking joints at the ends of sills
- Draughts coming in around windows and doors
- Sealant in the wrong colour for the frame
- Gaps between the frame and the inside reveal
If you let a flat or house near Kilpatrick station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
What your quote should include
- What happens if the job turns out different
- Are they insured?
- Whether the sealant suits the joint
- How long to leave it before use
Honest limits
In fairness, there are a few things sealant will not fix:
- Draughts through the window seals rather than the frame
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Soft or decayed wood in the frame
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What happens on the day
We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take most of a day for a typical house, less for a few frames, and we tell you how long to leave it before we go. Outdoor work around Duntocher depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit

- Let us know about stairs, lifts or work at height

Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Keep jet washers away from the mastic
- Don’t use solvent cleaners on the joint
- Keep paint off silicone joints
- Look round the frames every year or so
A yearly look round the frames is enough. Small splits are simple to catch before they leak.
Leaks generally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
Work for landlords, hotels and businesses
Letting agents often deal with us directly. Tell us the address, the job and how access works.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Surface by surface
Timber windows & doors
Timber moves with moisture as well as heat, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.
Composite doors
Draughts round the door leaf normally come from worn seals or adjustment, not the mastic. We will tell you if that is what we find.
Window mastic in Duntocher: local notes
Duntocher is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Duntocher is in the west of Scotland, which is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
For site and facilities teams at buildings such as Clydebank High School, its window and door frames need their mastic kept sound, just like a home’s.
