About our remedial sealant in Hardgate

The wrong product in the wrong joint won’t last, however tidy it looks. We take it out and use a sealant made for that joint. Common call-outs are for leaks that keep coming back after resealing and torn expansion joints, on mouldy bath & shower sealant, expansion joints and shrunken worktop sealant.

In and around a place like Hardgate, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • A leaking trap, valve or supply pipe
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A tray or worktop that needs refixing first

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Failed movement joints

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Never seal over old silicone
  • Get the cause of a repeat leak found before resealing
  • Have loose fittings fixed before resealing
  • Never fill a movement joint with mortar or grout

Keep an eye on the joint at first, particularly where the original failure was caused by movement. Should anything change, drop us a line at info@mrmastic.co.uk.

Do not keep resealing the same joint. Have someone find out why, or the next bead will go the same way.

Hardgate homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you let a flat or house near Singer station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What happens on the day

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. The job normally takes a few hours for a typical bath or shower, longer where several layers have been applied, and we explain the cure time before we leave. Outside jobs in Hardgate need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. We strip the joint completely, removing any layers below.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height
  • Mention any sign-in or site rules at work premises

Advice

How we quote for remedial sealant

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether the work is at height
  • Whether there’s mould to deal with
  • The product the joint needs
  • The number and length of the joints

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • If someone has resealed it before
  • How we’d reach the joints
  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking

Asking for a quote is easy: tell us what needs doing and where. A few photos by email make the job easier to understand.

Why act early in Hardgate

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Common problems we fix in Hardgate

Products get mixed up: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.

Any of these means the joints need attention:

  • Torn expansion joints
  • Sealant applied over old sealant that has lifted
  • Kitchen joints letting water behind the worktop
  • Beads that never stuck properly

Schools such as Clydebank High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What to look for in a quote

  • When the joint can take water or movement
  • How the surfaces are prepared before sealing
  • Whether all the old sealant comes out first
  • The length of the guarantee
