Floor & skirting joints in Hardgate, West Dunbartonshire
Floor joint sealing across Hardgate and nearby, with every bit of old sealant taken out first.
- Tiled floors with no room to move
- Caulk that has cracked where the floor moves
- Floor edges that trap water and grime
Floor joint sealing in Hardgate, done properly
Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out so water and dirt can’t get in. We work on commercial floors, concrete floor joints and wet room & bathroom floors, and the jobs we see most are failed joint filler in concrete floors and open joints that fill with dirt.
For a place like Hardgate, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Floor joint sealing in Hardgate: local notes
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Floors around West Dunbartonshire run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
If you look after a building such as Clydebank High School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
Hardgate is about 1 mile north-east of Clydebank, in West Dunbartonshire. From the centre of Hardgate to the outskirts, we cover floor joint sealing for every kind of property. What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- Water getting under the tiles from elsewhere
- Floors that are uneven or need levelling
- Structural movement or subsidence
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
What we seal
- Concrete floor joints

What we are called out for in Hardgate
Concrete floor joints break down when traffic runs over open or failed joints. Hard wheels damage the joint edges.
These are the problems we are asked about most:
- Open gaps along the bottom of skirting boards
- Gaps at thresholds between rooms
- Dirt and water collecting in open floor joints
- Tiled floors with no room to move
For landlords with property near Singer station, gaps at skirtings and thresholds are worth sealing between tenancies.
What to look for in a quote
- The length of the guarantee
- What insurance they hold
- What product goes in the joint
- Whether VAT is included

What else we do in Hardgate
Looking after it afterwards
So the new joints stay in good condition:
- Use furniture pads near skirting
- Don’t paint over silicone
- Cone off fresh joints until they’re ready
- Keep caulk for dry, still joints only
Keep heavy traffic off resealed concrete joints for the cure time we give you. Mark the area off so drivers avoid it while it cures.
A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.
For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
We also work for property managers and facilities teams. Several sites can go on one quote.
What happens if it’s left?
Not every floor joint takes the same sealant: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Using the wrong one is why many floor joints fail. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What you pay reflects the work, not a rough estimate. That is why we ask about the job first and give you a clear price before work begins.

FAQs for Hardgate
Can you do floor joint sealing in Hardgate?
Yes, Hardgate is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you work for landlords with property near Singer station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Do the sealants smell?
Possibly a little. It fades as the sealant cures.
What should I tell you?
A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
My floor grout keeps cracking in a line. Can you help?
Generally, yes. Straight cracks in grout often show where a movement joint was needed. We rake out that line and seal it with flexible sealant.
How it works
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning or an afternoon for most homes. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- The joint is vacuumed clean and backing fitted where needed.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- Clear items away from the joints we’re working on
- Tell us about any water getting in
- Try not to wet indoor joints just before the visit
