Thresholds

Threshold joints get a lot of feet, so the sealant has to be tough as well as flexible.

Tiled floors

When grout cracks along a straight line, the floor is telling you it needs to move. That line is converted to a flexible joint.

Floor joint sealing in Drumry, done properly

The gap under a skirting board often opens as floors and walls move with the seasons. Caulk tends to crack there, so we use a flexible sealant that moves with the floor. We work on concrete floor joints, tiled floors and commercial floors, and the jobs we see most are concrete floor joints that have broken down and skirting that has pulled away from the floor.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

FAQs for Drumry

Do you cover Drumry for floor joint sealing?

Yes, Drumry is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Can you help a landlord with a rental near Drumry station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

How long does floor joint sealing take?

That depends on how much there is to do, but most jobs take a few hours, depending on the length of joint. We’ll tell you when we quote.

Can you add a movement joint to a tiled floor?

Often, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant coloured to suit. If tiles are loose, that needs fixing first.

Do you work on commercial floors?

Yes. We clean out the joints and reseal them with a product suited to the floor. Let us know about the traffic.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in.

Can I choose the sealant colour?

Usually, yes. White, clear and grey are common, and other colours are available for many products, and we’ll agree it with you first.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What sealant work cannot fix

Before booking, it’s worth knowing the limits too:

  • Movement too big for a sealant joint
  • Cracked or broken concrete slabs
  • Tiles that have lifted or broken

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Why act early in Drumry

Caulk is quick and cheap, but it cracks where the joint moves or gets wet, but the movement soon cracks it. A flexible sealant moves with the floor. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

How it works

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours for most rooms, longer for large commercial floors. Somewhere like Drumry may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

How to prepare

  • Clear the area around the work
  • Tell us if parking is tricky
  • Plan for the work area to be out of bounds to pets and children

When to call us in Drumry

Timber floors and skirting shrink and swell through the year. In winter, with the heating on, timber dries and gaps open, then close again in damper months.

Look out for any of the following:

  • Open gaps along the bottom of skirting boards
  • Open joints that fill with dirt
  • Perimeter joints in tiled floors filled with grout
  • Open joints around bathroom floor edges

For landlords with property near Drumry station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
