How we handle new build mastic in Drumry
We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. In both, preparation makes the difference. If you’re dealing with gaps behind new kitchen upstands and leaking shower tray seals in a new home, we can put it right, on bathrooms & en suites, skirting & floors and kitchens alike.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Our work is backed for twelve months, in Drumry and everywhere else we cover.

How the job changes by surface
Skirting and floors
Floors and skirting move as the house dries and the heating runs. We use a flexible product rather than caulk painted or coloured to suit.
Bathrooms and en suites
Trays and baths in new builds settle as they’re used. The joint is stripped back before the new bead goes in with baths filled first.
What else we do in Drumry
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
What happens if it’s left?
It often makes sense to do all the sealant items on a snagging list together. It’s one visit, one quote and one set of cure times to plan around. In a place like Drumry, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

New build mastic in Drumry: local notes
The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

How to look after the new joints
To keep the joints looking good and working properly:
- Don’t seal over failed sealant yourself
- Wipe joints with warm soapy water
- Look at the sealant regularly in the first couple of years
- Keep photos and emails about snagging items
Keep an eye on the joints over the first couple of years. Hairline gaps can open as timber and plaster dry.
Early snagging is easier snagging. Left alone, a small crack can become a leak.
What we can’t put right
New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:
- Settlement cracks that need a surveyor
- Broken tiles or a split tray
- Leaks from pipes, valves or wastes, which need a plumber
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What we are called out for in Drumry
Sealant is often one of the last jobs before handover. Joints are not always cleaned of dust or primed, and the sealant sits on grit instead of the surface.
If you can see any of these, it’s time to have the joints looked at:
- Shower seals failing in the first year or two
- Plot mastic for developers ahead of handover
- Messy sealant that spoils new finishes
- Skirting joints opening in the first winter
If you’ve bought a new home near Drumry station, the sealant around baths, showers and frames is worth checking in the first year or two.
What your quote should include
- How the joint is cleaned and prepared
- Which colour the sealant will be
- How long the guarantee is
- Whether they seal over old material or remove it

Is there a guarantee?
Yes, always. There’s a 12-month guarantee on every job, wherever you are.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Should I go to my builder first?
Report it to the builder first while you’re covered. If it isn’t resolved, we’ll cut it out and reseal it.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we’ll quote it together.
Why does sealant fail so quickly in new builds?
There are usually two causes: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.
What happens on the day
On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins.
