Bathroom resealing across G15: what to expect

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We are often asked to deal with mouldy sealant that has gone black and sealant that has split, shrunk or peeled away, on wet rooms, kitchen worktops & upstands and baths.

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

What’s near Drumchapel

We work in homes and buildings around St David's Parish Church and Knightswood Secondary School and the streets around them. Drumchapel has its own railway station: Drumchapel station. Well-known places in the area include Braehead (2 miles south) and Drumchapel Hospital (under half a mile north-east). Open spaces near Drumchapel include Kilmardinny and Castle Hill.

Where we work in G15

Across G15, from Linnvale, Drumchapel and Old Drumchapel outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including G15.

Drumchapel: If you live in an older home near St David's Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Drumchapel station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Surface by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

When it is not the sealant

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Cracked or missing grout between tiles (that is regrouting)
  • A tray that rocks until it’s re-bedded
  • Damage behind the tiles that needs a tiler

Common problems we fix in G15

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Look out for these signs:

  • A messy, uneven bead from a previous reseal
  • Damp behind the bath or under the tray
  • Gaps between the worktop and the wall
  • Water escaping at the shower enclosure

What happens if it’s left?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last.

FAQs for G15

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

How long does the new silicone need before I use the shower?

After around 24 hours in most cases. We’ll tell you the cure time for the product we used.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.
