What affects the quote in Faifley

Your quote is based on your job. We take into account:

  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • When we can work, for business premises
  • Whether the work is at height

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • The type of property

Every job is quoted individually. Just drop us a line at info@mrmastic.co.uk with the details and send pictures if you have them.

Bathroom resealing in Faifley

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have damp behind the bath or under the tray and black spots spreading through the bead, we can help.

For a place like Faifley, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

All our work is covered by a one-year guarantee, wherever you are in West Dunbartonshire.

How the job changes by surface

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.

Common questions in Faifley

I let a flat near Singer station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Do you cover smaller places like Faifley?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.

Can you quote for more than one area?

Of course. Doing several areas at once is normally more efficient.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Can I choose the colour of the sealant?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

How long does a bath or shower reseal take?

It takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You will know how long to expect before work begins.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

When something else is needed

Sealant isn’t the answer to every problem, and we will tell you before any work starts. Sealant won’t put right:

  • Water coming from the plumbing rather than the joint
  • Damage behind the tiles that needs a tiler
  • A tray or bath that is cracked through

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Sinks & splashbacks
  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Shower trays & enclosures
  • Basins & vanity units

What happens on the day

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes two to three hours for a typical bath, depending on how much old sealant there is. Outside jobs in Faifley need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before

Advice

How to look after the new joints

Aftercare is simple:

  • Give the silicone its full cure time
  • Dry the bead with a towel now and then
  • Open a window or run the fan so the room dries
  • Dry worktop joints after washing up

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

What bathroom resealing looks like in Faifley

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

For landlords with property near Singer station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Clydebank High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Leave it or put it right?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. In a place like Faifley, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.
