Bathroom resealing across PA4: what to expect
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on basins & vanity units, kitchen worktops & upstands and baths, and the jobs we see most are water getting behind the bath panel and water escaping at the shower enclosure.
We keep the work tidy and contained to the area we are working on. Expect the work to take around two hours for one bath or shower, longer for a whole bathroom, and we tell you how long to leave it before we go.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
What you will pay
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Getting a quote
We quote each job on its own. Just email us at info@mrmastic.co.uk with the details.
Landmarks near Renfrew
We work in homes and buildings around Wheatsheaf Public House, Renfrew and Robertson Park. For rail, the closest station is Hillington West station, about 1.2 miles south-east. A little further out are Renfrew Castle (0.5 miles north-east) and Renfrew Museum (0.5 miles north). Green spaces nearby include Castle Hill and Kilmardinny.
Bathrooms and kitchens across PA4
Our bathroom resealing work across PA4 covers homes, rentals and businesses, from Paisley, Renfrew and Erskine to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
We work across all of Scotland, from the cities to the islands, and PA4 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.
Renfrew: If you let a flat or house near Hillington West station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Renfrew High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Leave it or put it right?
Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove.
What your quote should include
- Who turns up on the day
- Whether the sealant suits the joint
- Whether you can choose the colour
- What happens if the job turns out different
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Squeegee the walls and tray after use
- Wait for the cure time we give you
- Run the extractor fan during and after every shower
- Check the joints every few months for splits or lifting
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually will not remove it. Replacing the sealant early keeps the job small.
Quotes for bathroom resealing in PA4
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- When we can work, for business premises
- How many rooms, windows or areas are involved
- Mould in or behind the old joints
- The product the joint needs
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
What we need to know
What to tell us when you ask for a quote:
- The rough size of the job
- What’s wrong with the joints now
- If someone has resealed it before
- Any access issues, like height or stairs
There’s no standard price list. Instead, we send you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Different surfaces, different methods
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
Questions from PA4
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Is it OK to put new sealant on top of the old bead?
No. Fresh silicone cannot stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.
Are you insured?
Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
Is white the only colour available?
There’s a choice: clear, white and colours chosen to suit the room. We can help you pick when we quote.
