Bathroom resealing for homes and businesses in Garscadden

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on sinks & splashbacks, wet rooms and basins & vanity units, and people most often call us about black spots spreading through the bead and two layers of silicone, both failing.

Garscadden is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.

Common problems we fix in Garscadden

Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.

It’s worth asking for a quote if you see:

  • New sealant laid over old sealant that is now lifting
  • Black mould in the silicone that will not clean off
  • Splits where the tray meets the wall
  • Damp behind the bath or under the tray

Schools such as Scotstoun Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

10 questions to ask before booking

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes around two hours for one bath or shower, longer for a whole bathroom and we leave things clean and tidy. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Garscadden, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

How to prepare

  • Tell us about any water getting in
  • Mention if the joints have been sealed before
  • Mention any tricky access

Advice

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Use gentle cleaners on the silicone
  • Let new sealant cure fully before it gets wet
  • Don’t let bottles sit on the bead
  • Look for lifting corners and small gaps now and then

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Bathroom resealing in Garscadden: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling.

Rented homes near Garscadden station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as St David's Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What affects the cost of bathroom resealing

Jobs vary more than people expect. The main factors:

  • The type of sealant required
  • Working hours on commercial sites
  • The number of rooms or windows
  • Whether the work is at height

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

Garscadden questions

Can you do bathroom resealing in Garscadden?

Yes, Garscadden is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

I let a flat near Garscadden station. Can you help?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

What does bathroom resealing cost?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Can you get rid of the black mould in my sealant?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Can new silicone go straight over the old?

No. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
