Bathroom resealing in Jordanhill

Bathroom resealing in Jordanhill, done properly

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on basins & vanity units, baths and wet rooms, and common reasons people get in touch are mouldy sealant that has gone black and splits where the tray meets the wall.

From stone-built tenements to new flats and suburban houses, Jordanhill is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

All of our work is guaranteed for twelve months.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

When to call us in Jordanhill

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

The most common problems we see are:

  • Splits where the tray meets the wall
  • Gaps between the worktop and the wall
  • Damp behind the bath or under the tray
  • Cracked, shrunken or lifting silicone

In the older streets around Jordanhill Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What we can’t put right

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Tiles that have come away from the wall
  • A bath or tray that moves because it is not properly supported

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Why act early in Jordanhill

Dealing with sealant early is a short job: it takes half a day or less for one room, longer when the kitchen is included. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Questions from Jordanhill

Do you work for landlords with property near Scotstounhill station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Could a leaking bath seal in my Jordanhill flat reach the neighbours below?

Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.

How long does a bath or shower reseal take?

A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.

Do you cover Jordanhill?

Yes. We’re based in Crawley and work across South East England, London and Scotland.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

What do you need from me for a quote?

A short description and the location, plus photos if you have them. We’ll ask anything else we need to know.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

Jordanhill homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Rented homes near Scotstounhill station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as Jordanhill College, we reseal washrooms and kitchens in schools and businesses as well as homes.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Dry worktop joints after washing up
  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep the fan on for a while after bathing
  • Dry the bead with a towel now and then

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

How the visit works

The work is kept neat and contained to the joints we’re treating. The job usually takes around two hours for one bath or shower, longer for a whole bathroom. Inside a flat in Jordanhill, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We protect the area and cut out all of the old sealant.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks

How we quote for bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • Which sealant suits the joint
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • Access and height

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

When you call or email, these details help:

  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few photos by email, if you can
  • How many joints, rooms or windows are involved

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.
