Bathroom resealing in Anniesland Cross, done properly

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have splits where the tray meets the wall and a reseal done over the top of the old bead, we can put it right.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

All our work comes with our one-year guarantee, wherever you are in Glasgow.

How the visit works

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a morning or an afternoon for most single baths and showers. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Anniesland Cross, tell us the floor, how the door entry system works and where we can park nearby.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Tell us about any water getting in
  • Let us know about parking restrictions
  • Keep children and pets away from the work area

Advice

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Common problems we fix in Anniesland Cross

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.

Keep an eye out for any of the following:

  • New sealant laid over old sealant that is now lifting
  • A joint torn by a bath that flexes
  • Gaps between the worktop and the wall
  • Black mould in the silicone that will not clean off

For an older house near a landmark such as All Saints Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What to look for in a quote

  • What guarantee comes with the work
  • Which colour the sealant will be
  • Who turns up on the day
  • When the joint can take water or movement

Honest limits

In fairness, there are a few things sealant will not fix:

  • Tiles that have come away from the wall
  • Water coming from the plumbing rather than the joint
  • Cracked or missing grout between tiles (that is regrouting)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Quotes for bathroom resealing in Anniesland Cross

We don’t publish a price list, because no two jobs are the same. What we look at:

  • How many areas need sealing
  • The old material and how stubborn it is
  • Whether there’s mould to deal with
  • Whether the work is at height

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Helping us quote

Before you ask for a quote, have a think about:

  • Any previous sealing or DIY work
  • Photos by email, if that’s easy
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

How the job changes by surface

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point.

Common questions in Anniesland Cross

I let a flat near Anniesland station. Can you help?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

I’m in a tenement in Anniesland Cross. Could worn sealant affect the flat downstairs?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

How long will the resealing take?

Allow a morning or an afternoon for most single baths and showers. You’ll know how long to expect before any work starts.

Do you come to Anniesland Cross?

Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes Anniesland Cross.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Does the resealing come with a guarantee?

Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages to suit the site.
