External mastic in Anniesland Cross
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where mortar or filler would crack. We work on brickwork movement joints, concrete & block and copings & trims, and common reasons people get in touch are hard, crazed mastic that has stopped moving and plants rooting in failed movement joints.
Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. In Anniesland Cross, work on shared parts of a tenement is usually agreed between owners, often with a factor arranging it.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY sealant or a professional job?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Outside joints around Anniesland Cross
Much of Glasgow is built from red and blond sandstone, and porous sandstone needs a sealant that won’t mark it. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
If you live in an older home near All Saints Church, the joints between older walls, newer extensions and the roofline need a sealant that can move. If you let a flat or house near Anniesland station, split movement joints are easy to miss on a rental until damp shows inside. If you look after a building such as Knightswood Secondary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Why deal with it now?
Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Anniesland Cross, damp can travel a long way before it shows.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

How the job changes by surface
Brickwork movement joints
Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant coloured to suit the wall.
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it. Tell us what the building has when you get in touch.
What happens on the day
When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work starts. The work normally takes a few hours for a handful of joints, longer for a whole elevation. In a city area like Anniesland Cross, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- Old sealant and any debris are cut and raked out.
- The joint faces are cleaned and primed where the sealant needs it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Before we arrive
- For business premises, tell us about site rules or sign-in
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any water getting in

Advice
Quotes for external mastic in Anniesland Cross
Every job gets its own quote. These are the things that affect it:
- How many areas need sealing
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- The address or postcode of the job
- The problem you’ve noticed
- Any previous sealing or DIY work
- Pictures of the joints, sent by email

Anniesland Cross questions
Who arranges sealant work on the shared parts of a tenement in Anniesland Cross?
It normally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds don’t, and we can quote for the factor or the owners directly.
Can you do external mastic in Anniesland Cross?
Yes. Our work covers the whole of Scotland, and Anniesland Cross is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Do you have insurance?
Yes. We are fully insured, and we can confirm the details when we quote.
How long should I leave it?
That depends on the sealant used, so please follow the time we give you.
How long does external mastic last?
It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges and have them redone then.
How do you reach high-level joints?
Each building is different. Tell us the height, the number of joints and what’s below them.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.
When it isn’t the sealant
Before booking, it’s worth knowing the limits too:
- Adding movement joints to masonry that has none
- Subsidence or other structural problems
- Failed render or damaged cladding panels
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.
What we seal
- Concrete & block
- Brickwork movement joints
- Render & cladding joints
- Joints between brick and frames
- Façade panels
- Copings & trims
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Look over the joints every year, ideally after winter
- Tell anyone working on the walls about the movement joints
- Leave the joints unpainted unless we have said otherwise
- Avoid pressure-washing directly into sealant joints
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.
Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years so early resealing is worth it.
