External mastic near Knightswood

External mastic for homes and businesses in Knightswood

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. We pick a colour that sits well with the wall. If you have weeds or debris growing in open joints and movement joints with cracked, split or missing sealant, we can put it right.

Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. In Knightswood, work on shared parts of a tenement is generally agreed between owners, often with a factor arranging it.

We stand behind the work with a 12-month guarantee, so you’re covered after we’ve gone.

External mastic in Knightswood: local notes

Knightswood is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For an older house near a landmark such as Knightswood St Margaret's Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. For landlords with property near Westerton station, split movement joints are easy to miss on a rental until damp shows inside. Schools such as Knightswood Secondary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Knightswood is about 2 miles south of Bearsden, in Glasgow. Jobs in Knightswood get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Across Glasgow, we cover 183 places, Knightswood among them.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.

How the job changes by surface

Joints between dissimilar materials

Different materials may need different primers. We prepare both faces so the sealant bonds properly.

Copings and trims

A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.

What affects the quote in Knightswood

We do not publish a price list, because jobs vary so much. What we look at:

  • The product the joint needs
  • The number and length of the joints
  • Working hours on commercial sites
  • Whether the work is at height

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • Any access issues, like height or stairs

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Questions from Knightswood

Can you do external mastic in Knightswood?

Yes. Our work covers the whole of Scotland, and Knightswood is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

I let a flat near Westerton station. Can you help?

Yes. We work for landlords and letting agents as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

When will the joints need doing again?

That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and renew it when it starts to fail.

Can you seal joints between two different materials?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides, primed where needed.

What is a movement joint?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

Are you fully insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

Do you guarantee your work?

Yes, always. Each job is guaranteed for twelve months, large or small.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

How the visit works

On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. For a tenement in Knightswood, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Looking after it afterwards

After the cure time, these simple habits help:

  • Keep soil, plants and ivy away from the joints
  • Look over the joints every year, ideally after winter
  • Have failed joints looked at early
  • Keep high-pressure jets off the joints

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.

Why act early in Knightswood

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render near the open joint, so the problem grows beyond the joint itself. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
