External & façade joints in Woodlands, Glasgow
Professional external mastic in and around Woodlands, with old sealant always removed completely and a one-year guarantee.
- Weathered mastic that no longer stretches
- Weeds or debris growing in open joints
- Sealant that has lost its bond to the brick or render
How we handle external mastic in Woodlands
Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product. Typical jobs include joints with sealant missing in places and cracked joints where brick meets render or frames, on copings & trims, concrete & block and brickwork movement joints.
Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. In Woodlands, work on shared parts of a tenement is normally agreed between owners, often with a factor arranging it.
The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

What affects the cost of external mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How easy the joints are to reach
- How many areas need sealing
- Mould in or behind the old joints
- The number and length of the joints
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.
Helping us quote
What to tell us when you ask for a quote:
- Roughly how big the job is
- Whether it has been sealed before
- The problem you’ve noticed
- The type of property
Every job is quoted individually, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job, and photos are welcome.

What happens if it’s left?
Sealing over the top of old mastic doesn’t hold for long. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. In a tenement flat in Woodlands, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

How it works
You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a few hours for a handful of joints, longer for a whole elevation for a typical job. Inside a flat in Woodlands, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- First we look over the joints with you, agree which to renew and talk through access.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any water getting in

Advice
Common questions in Woodlands
Who arranges sealant work on the shared parts of a tenement in Woodlands?
The owners of the flats usually agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.
Do you cover Woodlands for external mastic?
Yes, Woodlands is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
How long does the job take?
A typical job takes a few hours for a handful of joints, longer for a whole elevation. We will confirm how long when we quote.
Do you do commercial work?
Yes, regularly. We can plan bigger jobs in stages to suit the site.
Do you work for letting agents?
Yes, we do. We work in homes, commercial premises and hotels.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Can tenants book the work?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Looking after it afterwards
To keep the joints looking good and working properly:
- Walk round the building once a year and look at the joints
- Act on the first splits you see
- Keep movement joints as flexible joints, not mortar
- Tell anyone working on the walls about the movement joints
Keep pressure washers away from the sealant. High-pressure water can lift the edges.
If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
External mastic in Woodlands: local notes
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Rented homes near Charing Cross (Glasgow) station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. If you look after a building such as College of Piping, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Homes close to St Silas' English Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

Different surfaces, different methods
Concrete and blockwork
The face of concrete or block is often dusty, so cleaning and priming matter. A primer goes on where the product requires one before sealing.
Render joints
Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.
