External mastic in Shawlands

External mastic for homes and businesses in Shawlands

On houses, flats and commercial buildings across Shawlands, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean joint faces and the right depth. We are often asked to deal with hard, crazed mastic that has stopped moving and weeds or debris growing in open joints, on render & cladding joints, joints between brick and frames and façade panels.

On a four-storey tenement, gutter joints are a long way from the street, and a slow drip can stain and soak the stone for a long time before it’s spotted. In Shawlands, access needs planning, and work on shared parts may need the other owners’ agreement.

We stand behind the work with a one-year guarantee.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

What we can’t put right

It helps to know what we cannot do too:

  • Adding movement joints to masonry that has none
  • Damp that isn’t coming from the joint
  • Failed render or damaged cladding panels

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Joints between brick and frames
  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block
  • Façade panels

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for a handful of joints, longer for a whole elevation, and the area is left clean. In a city area like Shawlands, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Keep children and pets away from the work area
  • Clear items away from the joints we’re working on
  • Tell us about any previous sealing or DIY attempts

Advice

Shawlands: your questions answered

How is work on the outside of a tenement in Shawlands normally arranged?

Shared parts of a tenement, such as the roof and outside walls, are usually repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.

Is Shawlands in your area for external mastic?

Yes, Shawlands is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Why do you put foam in the joint first?

Backing rod controls the sealant depth and keeps it off the back of the joint. That way it bonds to the two sides only and can stretch.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Is the work guaranteed?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

How do you reach high-level joints?

It depends on the building. Send us pictures and a rough idea of the height, and we will confirm what access is needed.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Why it’s worth doing now in Shawlands

Water gets in through a failed movement joint and can run behind render or cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. Scottish rain finds any gap around a frame or wall joint, and in Shawlands, damp can spread through stone and plaster before anyone sees it.

Leaving a failed joint normally makes the job bigger, not smaller. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What affects the cost of external mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with
  • Which sealant suits the joint

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

Asking for a quote

When you contact us, these details help:

  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs
  • Where the property is

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you’re ready, email us at info@mrmastic.co.uk.

Different surfaces, different methods

Copings and trims

A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.

Render joints

Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.

External mastic in Shawlands: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Managing a site like Shawlands Academy? Then larger buildings have long runs of movement joint that eventually need resealing. In the older streets around Shawlands Trinity Church and Halls, an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Shawlands station, outside joints that have cracked can let damp into a rental, so check them between lets.
