When it isn’t the sealant

A few problems are outside what sealant work can do:

  • A leaking shower valve or waste
  • Tiles that are loose or hollow behind
  • Waterproofing that has failed below the tiling

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Regrouting in Shawlands

Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks or back again. Just mention the colour you’d like when you email us at info@mrmastic.co.uk. If you have a grout colour that no longer suits the room and dirty, worn grout on a tiled floor, we can put it right, on shower walls, bathroom floors and tiled floors alike.

From stone-built tenements to new flats and suburban houses, Shawlands is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

You get a one-year guarantee, the same in Shawlands as everywhere else we work.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Shawlands homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you live in an older home near Shawlands Trinity Church and Halls, walls and floors in older homes can move, and sealant and grout show it first. Schools such as Shawlands Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Shawlands station? Then a regrout while the flat is empty is quicker than working around a tenant.

What happens if it’s left?

Colouring the surface of old grout is a quick cosmetic fix. They will not fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

How the job changes by surface

Corners and edges

Internal corners move, so they get silicone, not grout.

Bathroom wall tiles

Tiles away from the shower stay drier but grout there still discolours. Regrouting brings them back in line.

The process

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to a full day, depending on the area. For a tenement in Shawlands, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

Getting ready for the visit

Aftercare tips

So the new joints stay in good condition:

  • Use gentle cleaners on grout
  • Wipe or squeegee the shower walls
  • Keep the fan on after showering
  • Have loose tiles looked at early

Leave the area unused for as long as we advise, so it cures fully. From then on, a quick rinse after showering helps and keep the room ventilated.

Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it, so it’s worth acting early.

Common questions in Shawlands

I’m in a tenement in Shawlands. Could worn sealant affect the flat downstairs?

It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below. Replacing tired sealant early is the simplest way to avoid that.

Do you work in hotels near Shawlands?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Can you regrout just the shower?

Yes. Many jobs are just the shower walls, or just the joints that have failed.

Do you work in Shawlands?

Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes Shawlands.

Do you reseal at the same time?

Normally we do both. Grout and sealant do different jobs, so we renew both and include it in your quote.
