Regrouting in Strathbungo
Problem with your tiled areas in Strathbungo? We cut out the old, prepare the joints and apply the right sealant.
- Floor grout that will not come clean
- Grout in a colour the owner wants to change
- Discoloured grout on otherwise sound tiles
Regrouting in Strathbungo
Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. We rake it out and replace it and renew the silicone at the edges. We’re often asked to deal with kitchen splashback grout stained by grease and grout that’s cracking and breaking up, on tiled floors, kitchen splashbacks and wet rooms.
Stone-built tenements are part of every Scottish city, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath, and that’s as true in Strathbungo as anywhere in the city.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

When to call us in Strathbungo
Grout that was put in corners cracks as the bath or tray moves. They need flexible sealant, and when they are not, water gets in.
The problems people generally mention when they call include:
- Floor grout that has worn and darkened
- Splashback grout that has darkened
- Crumbling grout between the tiles
- Old grout in a dated colour
In the older streets around Strathbungo U.P. Church, walls and floors in older homes can move, and sealant and grout show it first.
What to look for in a quote
- What product goes in the joint
- Whether all the old sealant comes out first
- How long to leave it before use
- What happens if the job turns out different
How the visit works
You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes anything from a few hours to a full day, depending on the area for a typical job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Strathbungo, it helps to know the floor, the door entry arrangements and the nearest parking.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Tell us about any water getting in
- Plan for the work area to be out of bounds to pets and children

Regrouting around Strathbungo
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Sandstone tenements are a big part of Glasgow’s housing, so many bathrooms sit right above a neighbour’s ceiling.
Managing a site like Shawlands Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Queens Park (Glasgow) station? Then a regrout while the flat is empty is quicker than working around a tenant.

Different surfaces, different methods
Bathroom wall tiles
Walls outside the shower get less water but still stain and crack. Regrouting brings them back in line.
Shower walls
The grout in a shower takes the brunt of the water. We rake it out and regrout and renew the silicone at the edges.
Can I do it myself?
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What affects the cost of regrouting
We do not publish a price list, because jobs vary so much. The quote depends on:
- Which sealant suits the joint
- Any working-time requirements on site
- The amount of work
- Any mould that needs treating
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
Asking for a quote
When you call or email, it’s useful to know:
- The type of property
- The address or postcode of the job
- What’s wrong with the joints now
- If someone has resealed it before
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work.
What we can’t put right
It helps to know what we can’t do too:
- A leaking shower valve or waste
- Waterproofing that has failed below the tiling
- A structure that flexes behind the tiles
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Common questions in Strathbungo
I let a flat near Queens Park (Glasgow) station. Can you help?
Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Do you work for hotels and guest houses in Strathbungo?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Are you insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Will regrouting fix loose tiles?
Tiles that have come away need sorting first. We will point them out at the start.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Do not ignore a tile that feels loose
- Rinse soap off the tiles after each shower
- Wipe or squeegee the shower walls
- Keep harsh bleach and acid cleaners off the grout
Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time.
Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout, before the joints open up.
