External mastic in Strathbungo

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on brickwork movement joints, joints between brick and frames and concrete & block, and common reasons people get in touch are joints where the bead has come unstuck and movement joints filled with mortar instead of sealant.

Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. For a tenement in Strathbungo, repairs to shared parts are generally agreed between the owners, often through a property factor.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Common questions in Strathbungo

Do you work for landlords with property near Queens Park (Glasgow) station?

Yes. We work for letting agents and landlords as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Who arranges sealant work on the shared parts of a tenement in Strathbungo?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

Where are you based?

We’re based in Crawley, and we work across South East England, London and Scotland.

What is backing rod for?

That’s backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only.

Do you cover Strathbungo?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Strathbungo.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and you will get one quote.

What happens on the day

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the building. For a tenement in Strathbungo, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Damp that is not coming from the joint
  • Loose or hollow render, which needs re-rendering
  • Adding movement joints to masonry that has none

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Copings & trims
  • Joints between brick and frames
  • Brickwork movement joints
  • Façade panels
  • Render & cladding joints
  • Concrete & block

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Keep high-pressure jets off the joints
  • Point out the joints to other trades
  • Keep water from gutters off the wall
  • Have failed joints looked at early

Don’t let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

Can I do it myself?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Why act early in Strathbungo

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Outside joints around Strathbungo

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Much of Glasgow is built from red and blond sandstone, and sandstone is porous, so any sealant against it has to be one that will not stain or attack it.

For site and facilities teams at buildings such as Shawlands Academy, its movement joints, gutters and trims need looking after like any other building’s. Homes close to Strathbungo U.P. Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

How we quote for external mastic

The quote reflects the job in front of us. We look at:

  • The number and length of the joints
  • When we can work, for business premises
  • Access and height
  • How many rooms, windows or areas are involved

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

What to tell us when you ask for a quote:

  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email
  • How we’d reach the joints

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. We’ll explain what we’d do and give you a clear price before we start.

When to call us in Strathbungo

UV, rain and frost all age exterior sealant. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.

The problems people generally mention when they call include:

  • Sealant pulling away from one side of the joint
  • Moss and dirt in joints with no sealant left
  • Gaps where render, brick and frames meet
  • Leaking joints around cladding and façade panels

Letting a property close to Queens Park (Glasgow) station? Then split movement joints are easy to miss on a rental until damp shows inside.
