About our external mastic in Crossmyloof
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. If you have movement joints filled with mortar instead of sealant and sealant that has lost its bond to the brick or render, we can put it right.
On a four-storey tenement, gutter joints are a long way from the street, and a slow drip can stain and soak the stone for a long time before it’s spotted. In Crossmyloof, access needs planning, and work on shared parts may need the other owners’ agreement.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

What we cannot put right
New sealant cannot fix everything, and we’d rather say so up front. It will not solve:
- Movement that is more than a sealant joint can take
- Render that is blown, hollow or coming away
- Adding movement joints to masonry that has none
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Outside joints around Crossmyloof
Historic houses like Pollok House (about 1.3 miles south-west) are a reminder that the area around Crossmyloof has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Rented homes near Maxwell Park station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. Pollok House, about 1.3 miles south-west, is one of the historic houses in the wider area around Crossmyloof, and older homes nearby need a sealant that suits their walls. If you look after a building such as Shawlands Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

The process
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. Parking in city streets around Crossmyloof can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- Clear items away from the joints we’re working on
- Keep children and pets away from the work area
- For indoor joints, keep the area dry beforehand if you can

Quotes for external mastic in Crossmyloof
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The amount of work
- The type of sealant required
- Whether the work is at height
- Whether old sealant or filler has to be cut out
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- The type of property
- How many joints, rooms or windows are involved
- Whether it has been sealed before
- A few photos by email, if you can

Why act early in Crossmyloof
Running new sealant over the old bead rarely lasts. New sealant does not bond well to old, weathered sealant, so we always take the old sealant out. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Crossmyloof, damp can travel a long way before it shows.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.
Why book with us
- White, clear, grey or coloured to suit, where the product allows
- A sealant colour to suit the surroundings
- Quality sealants from Arbo and Everbuild
- Any old sealant cut out fully, not covered over

Different surfaces, different methods
Copings and trims
Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible year round.
Render joints
Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind.
Crossmyloof questions
I let a flat near Maxwell Park station. Can you help?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Do you cover Crossmyloof for external mastic?
Yes. Our work covers the whole of Scotland, and Crossmyloof is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Can a movement joint be filled with mortar?
No. A mortar-filled joint cannot move, so the wall cracks somewhere else instead. It needs a flexible sealant over backing rod.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Walk round the building once a year and look at the joints
- Clear growth from the base of walls and joints
- Get split or bare joints resealed while the damage is small
- Avoid pressure-washing directly into sealant joints
Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
