External mastic for homes and businesses in Kinning Park

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. We are often asked to deal with cracked joints where brick meets render or frames and joints with sealant missing in places, on copings & trims, concrete & block and façade panels.

In a Scottish city tenement, the roof, gutters and outside walls are shared by all the flats. In Kinning Park, work on shared parts of a tenement is generally agreed between owners, often with a factor arranging it.

Your job is guaranteed for a year, as with all our work.

Kinning Park: your questions answered

Can you help a landlord with a rental near Dumbreck station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Can you do external mastic in Kinning Park?

Yes, Kinning Park is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages.

Will the new joint stand out?

The sealant colour is picked to suit the wall. There’s a wide choice of exterior colours.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

When to call us in Kinning Park

Sometimes a movement joint was filled with mortar or a rigid filler. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

If you can see any of these, it’s time to have the joints looked at:

  • Weeds or debris growing in open joints
  • Failed seals between different materials
  • Joints where the bead has come unstuck
  • Weathered mastic that no longer stretches

Managing a site like Our Lady and St Margaret's Primary School? Then its movement joints, gutters and trims need looking after like any other building’s.

Questions to ask before you book

  • What preparation is included
  • What happens if they find a problem under the old sealant
  • What guarantee comes with the work
  • Whether all the old sealant comes out first

What affects the quote in Kinning Park

We don’t publish a price list, because jobs vary so much. The quote depends on:

  • How easy the joints are to reach
  • Any mould that needs treating
  • The number and length of the joints
  • The type of sealant required

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • The address or postcode of the job
  • The type of property
  • Whether it has been sealed before
  • The rough size of the job

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Surface by surface

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible year round.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant in a colour to suit the brick.

Kinning Park buildings and the weather

Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, and many buildings use a factor to arrange it. Your title deeds say which parts are shared. Much of Glasgow is built from red and blond sandstone, and sandstone is porous, so any sealant against it has to be one that won’t stain or attack it.

Letting a property close to Dumbreck station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. Historic houses such as Tenement House, about 1.5 miles north-east, show how far back building around Kinning Park goes.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Keep high-pressure jets off the joints
  • Deal with leaking gutters that soak the joints below
  • Look over the joints every year, ideally after winter
  • Point out the joints to other trades

Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established.

How the visit works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to several days, depending on the building. Inside a flat in Kinning Park, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

What we can’t put right

Before booking, it’s worth knowing the limits:

  • Render that’s blown, hollow or coming away
  • Adding movement joints to masonry that has none
  • Subsidence or other structural problems

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Concrete & block
  • Joints between brick and frames
  • Render & cladding joints
  • Brickwork movement joints
  • Façade panels
  • Copings & trims

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
