Our bathroom resealing service in G41
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on kitchen worktops & upstands, basins & vanity units and wet rooms, and people most often call us about gaps between the worktop and the wall and leaking joints on a shower screen.
When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before we start. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
How we quote
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
Why book with us
- Anti-fungal silicone where joints get wet
- You choose the colour before work begins
- Tidy, careful work
- An ARBOMaster approved applicator

Other local landmarks include Queen's Park (0.6 miles north-east), Craigholme School (1.1 miles north-west) and Shawlands Academy (within half a mile north-west). Where we work in G41
From Langside, Shawlands and Laurieston to its smaller places, homes across G41 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
We work across all of Scotland, from the cities to the islands, and G41 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.
Langside: Schools such as Shawlands Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Pollokshaws East station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
When something else is needed
New sealant can’t fix everything, and we’ll tell you before any work starts. It won’t solve:
- Loose or hollow tiles, or failed tanking behind them
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A bath or tray that moves because it isn’t properly supported
Landlords, agents and businesses in G41
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Why it fails
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
People normally contact us after spotting something like this:
- New sealant laid over old sealant that is now lifting
- Black mould in the silicone that won’t clean off
- Gaps where the bath or tray has moved
- Lumpy, uneven sealant from a DIY attempt
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Avoid abrasive pads on the sealant
- Keep bottles off the sealant line
- Wipe the sealant dry after showering
- Dry worktop joints after washing up
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
FAQs for G41
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
How much does bathroom resealing cost in G41?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
What colours of sealant can you use?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
Do you do kitchens as well as bathrooms?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
Is it messy?
We keep the work tidy. We protect what’s around the joints.
How long will the resealing take?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
