Bathroom resealing in Moorepark

How we handle bathroom resealing in Moorepark

Homes in Moorepark have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We are often asked to deal with water getting behind the bath panel and water getting behind the kitchen upstand, across kitchen worktops & upstands, baths and basins & vanity units.

Moorepark is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, which is hard on sealant and grout.

There’s a 12-month guarantee on every job, large or small.

Honest limits

Sealant is not the answer to every problem, and we’ll tell you before any work starts. Sealant will not put right:

  • A tray or bath that’s cracked through
  • Damage behind the tiles that needs a tiler
  • Water getting in through the grout rather than the sealant

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

How the visit works

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Moorepark, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

What affects the cost of bathroom resealing

Call for a quick quote. What matters most is:

  • Whether the work is at height
  • The amount of work
  • Whether there’s mould to deal with

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Bathroom resealing around Moorepark

Moorepark has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

In and around Moorepark, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. If you let a flat or house near Dumbreck station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Common questions in Moorepark

Can a failed shower seal in a tenement flat in Moorepark leak into the flat below?

Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.

I let a flat near Dumbreck station. Can you help?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Do you reseal kitchen worktops and sinks too?

Yes. Next to the sink we use a food-safe product where it’s needed.

Can I choose the colour of the sealant?

There’s a choice: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few photos.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Where do you work from?

We work from Crawley. Our applicators cover Moorepark.

Different surfaces, different methods

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

Why deal with it now?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Private landlords in Moorepark must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.
