Ibrox: your questions answered
Do you work in hotels near Ibrox?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
I let a flat near Dumbreck station. Can you help?
Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
What sealant do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
Do you have insurance?
Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.
What do you need from me for a quote?
A short description and the location. If we need more, we’ll ask.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Do you cover Ibrox?
Yes. We cover Ibrox and the rest of Glasgow, as part of our work across South East England, London and Scotland. For a quote, email us at info@mrmastic.co.uk.
Bathroom resealing in Ibrox, done properly
Sealant that is mouldy, cracked or peeling is worth sorting before it lets water through. Just send an email to info@mrmastic.co.uk with a photo of the joints, and you will get a clear quote for bathroom resealing in Ibrox. We work on baths, wet rooms and kitchen worktops & upstands, and common reasons people get in touch are splits where the tray meets the wall and gaps between the worktop and the wall.
In Scotland’s cities, including the area around Ibrox, many older flats had their bathrooms added into small rooms later on. Space is tight and ventilation can be poor, which is hard on sealant and grout.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
How it works
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes around two hours for one bath or shower, longer for a whole bathroom. In a city area like Ibrox, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, usually around 24 hours.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about parking restrictions
- Tell us about any previous sealing or DIY attempts

When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- A cracked shower tray or bath (that needs repair or replacement)
- Loose or hollow tiles, or failed tanking behind them
- Cracked or missing grout between tiles (that is regrouting)
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

How we quote for bathroom resealing
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How many areas need sealing
- Which sealant suits the joint
- The old material and how stubborn it is
- How much there is to do
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.
Helping us quote
Photos help, but a description is a good start. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that’s easy
- The address or postcode of the job
- Whether it’s a home or a business
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and give you a clear quote before any work starts.
How the job changes by surface
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Aftercare tips
After the cure time, these simple habits help:
- Dry worktop joints after washing up
- Keep scourers and sharp tools away from the bead
- Check the joints every few months for splits or lifting
- Wait for the cure time we give you
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
What we’re called out for in Ibrox
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.
The most common problems we see are:
- Water getting behind the kitchen upstand
- Leaks into the floor or ceiling below
- Lumpy, uneven sealant from a DIY attempt
- A bead that has pulled away from the tiles
Managing a site like Bellahouston Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Bathroom resealing in Ibrox: local notes
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Glasgow has a lot of sandstone tenements, where most bathrooms sit above another flat.
In the older streets around Ibrox Parish Church, walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Dumbreck station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
