About our bathroom resealing in Craigton
Homes in Craigton have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on baths, sinks & splashbacks and shower trays & enclosures, and the jobs we see most are leaks into the floor or ceiling below and water getting behind the kitchen upstand.
From stone-built tenements to new flats and suburban houses, Craigton is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.
Big or small, it’s backed by our one-year guarantee.

DIY versus a professional finish
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Do you need bathroom resealing in Craigton?
Mould is the reason many people want their sealant replaced. Steamy rooms that do not dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
If you can see any of these, it’s time to have the joints looked at:
- Leaking joints on a shower screen
- New sealant laid over old sealant that is now lifting
- Leaks into the floor or ceiling below
- A bead that has pulled away from the tiles
Letting a property close to Cardonald station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Bathroom resealing around Craigton
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling.
Managing a site like Craigton Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Leave it or put it right?
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last. Scottish rain finds any gap around a frame or wall joint, and in Craigton, damp can spread through stone and plaster before anyone sees it.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Craigton: your questions answered
Could a leaking bath seal in my Craigton flat reach the neighbours below?
Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.
Can you help a landlord with a rental near Cardonald station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
What does bathroom resealing cost?
It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk and let us know what needs doing and where.
Do you come to Craigton?
Yes. We cover Craigton, as part of our work across South East England, London and Scotland. For a quote, drop us a line at info@mrmastic.co.uk.
Is it OK to put new sealant on top of the old bead?
No, never. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

How we quote for bathroom resealing
Some jobs are bigger than they look, and some smaller. The main factors:
- The size of the job
- How easy the joints are to reach
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- Pictures of the joints, sent by email
- How many joints, rooms or windows are involved
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you are ready, drop us a line at info@mrmastic.co.uk.
The process
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes half a day or less for one room, longer when the kitchen is included, including the tidy-up. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Craigton, it helps to know the floor, the door entry arrangements and the nearest parking.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Keep pets and children clear of the area while we work
- Mention if the joints have been sealed before
Getting a quote
We quote each job on its own, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job and send pictures if you have them.
Advice
Different surfaces, different methods
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
