Trusted bathroom resealing in Halfway

Bathroom resealing in Halfway, done properly

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. If you have leaks into the floor or ceiling below and black spots spreading through the bead, we can put it right.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Where we work in Halfway

  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Wet rooms

Why deal with it now?

A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove. In a tenement flat in Halfway, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

What the job involves on each surface

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Looking after it afterwards

After the cure time, these simple habits help:

  • Keep the fan on for a while after bathing
  • Keep scourers and sharp tools away from the bead
  • Let new sealant cure fully before it gets wet
  • Wipe the sealant dry after showering

Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just drop us a line at info@mrmastic.co.uk.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Questions from Halfway

Can you do bathroom resealing in Halfway?

Yes, Halfway is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

I’m in a tenement in Halfway. Could worn sealant affect the flat downstairs?

It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. It’s worth sorting sealant and grout before it gets that far.

Where are you based?

We’re based in Crawley, and we work across South East England, London and Scotland.

Does the resealing come with a guarantee?

Yes. Every job carries our one-year guarantee.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Can landlords and businesses book you?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Can you just seal over the old silicone?

No. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

How it works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is, including the tidy-up. For a tenement in Halfway, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us if parking is tricky
  • Keep pets and children clear of the area while we work

How to get a quote

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you are ready, email us at info@mrmastic.co.uk.
