How bathroom resealing works in G53

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across G53. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. Typical jobs include sealant that has split, shrunk or peeled away and a joint torn by a bath that flexes, across sinks & splashbacks, kitchen worktops & upstands and baths.

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes around two hours for one bath or shower, longer for a whole bathroom, and the area is left clean.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

How to get a quote

Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we’ll take it from there.

Bathrooms and kitchens across G53

Homes across G53 range from older properties to new builds, and in places like Pollok, Priesthill and Househillwood there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. G53 is part of the area we cover across Scotland.

Pollok: Managing a site like St. Paul's High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Priesthill & Darnley station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Honest limits

We will not take on work that won’t last, so these are the limits:

  • A bath or tray that moves because it isn’t properly supported
  • Tiles that have come away from the wall
  • Cracked or missing grout between tiles (that is regrouting)

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Dry worktop joints after washing up
  • Keep an eye on the corners, where splits start
  • Don’t let bottles sit on the bead
  • Let new sealant cure fully before it gets wet

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Quotes for bathroom resealing in G53

The price is agreed before any work begins. It takes into account:

  • Access and height
  • The type of sealant required
  • The size of the job
  • How much old sealant there is and how hard it is to remove

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Helping us quote

To help us quote quickly, let us know:

  • Any previous sealing or DIY work
  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel

What we are called out for in G53

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Look out for any of the following:

  • Mouldy sealant that has gone black
  • A bead that has pulled away from the tiles
  • A reseal done over the top of the old bead
  • Splits where the tray meets the wall

Questions from G53

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.

Is white the only colour available?

There’s a choice: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.
