Bathroom resealing in Priesthill

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on wet rooms, sinks & splashbacks and basins & vanity units, and people most often call us about a joint torn by a bath that flexes and two layers of silicone, both failing.

Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath.

Whatever the size of the job, you get the same 12-month guarantee in Priesthill and across Glasgow.

Different surfaces, different methods

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Landlord and commercial work in Priesthill

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Bathroom resealing in Priesthill: local notes

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

For landlords with property near Nitshill station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as St. Paul's High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

The process

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It usually takes two to three hours for a typical bath, depending on how much old sealant there is. In a city area like Priesthill, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we’re working on
  • Tell us if parking is tricky

What we cannot put right

A few problems are outside what sealant work can do:

  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)
  • Tiles that have come away from the wall

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Wet rooms
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Shower trays & enclosures

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Do not leave water standing on kitchen joints
  • Wait for the cure time we give you
  • Open a window or run the fan so the room dries
  • Never pick at the silicone with a blade

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it. Catching it early keeps it a simple reseal.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How we quote for bathroom resealing

There’s no set price list, because jobs vary so much. What we look at:

  • The number and length of the joints
  • Which sealant suits the joint
  • Mould in or behind the old joints
  • The old material and how stubborn it is

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

What to tell us when you ask for a quote:

  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • If someone has resealed it before
  • The address or postcode of the job

Every job is quoted individually. Just drop us a line at info@mrmastic.co.uk with the details.
