- Sealant that has split, shrunk or peeled away
- Smears of silicone across the tiles
- Gaps where the bath or tray has moved
What happens on the day
At the end, we look at the finished work together and explain the cure time. The work normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. For a tenement in South Nitshill, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.
Getting ready for the visit

Advice
Bathroom resealing for homes and businesses in South Nitshill
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across South Nitshill. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. If you have water getting behind the kitchen upstand and black spots spreading through the bead, we can put it right, whatever the surface.
Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that’s as true in South Nitshill as anywhere in the city.
You get a one-year guarantee, the same in South Nitshill as everywhere else we work.

What else we do in South Nitshill
What happens if it’s left?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. In a tenement flat in South Nitshill, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Your questions about bathroom resealing in South Nitshill
Can you help a landlord with a rental near Nitshill station?
Yes. We work for landlords and agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do you cover South Nitshill for bathroom resealing?
Yes. We work across all of Scotland, and South Nitshill is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Can you just seal over the old silicone?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
Where is Mr Mastic based?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
How long does the new silicone need before I use the shower?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
What does bathroom resealing cost?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before work begins.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
What bathroom resealing looks like in South Nitshill
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For landlords with property near Nitshill station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What sealant work cannot fix
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- A tray that rocks until it’s re-bedded
- Damage behind the tiles that needs a tiler
- Cracked or missing grout between tiles (that is regrouting)
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
How the job changes by surface
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Do you need bathroom resealing in South Nitshill?
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.
Most people get in touch after spotting something like this:
- Smears of silicone across the tiles
- A joint torn by a bath that flexes
- Damp behind the bath or under the tray
- Sealant that has split, shrunk or peeled away
If you look after a building such as Barrhead High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
